SUBJECT: GREAT OAKS (REZ) - Rezoning
Staff reviewed the above-mentioned rezoning as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address all comments and
submit the following information by Monday, April 14, 10:00 a.m., for your project to be placed
on the next available Planning & Zoning Commission (P&Z) meeting scheduled for May 1, 7:00
p.m. in the City Hall Council Chambers, 1101 Texas Avenue:
One (1) 24"x36" copy of the revised Rezoning Map;
Nineteen (19) 11"x17" copies of the revised Rezoning Map;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes & Bounds on
diskette or e-mail to mtrevino@cstx.gov.
Please note that if all comments have not been addressed, your project will be not be scheduled
for the P&Z agenda. Your project may be placed on a future agenda once all comments have
been addressed and the appropriate re-advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City, will constitute a completely new review. 1 of 2

PLANNING
1. Our GIS Staff has indicated that the metes and bounds for this rezoning do not close.
Please revise the metes and bounds and resubmit them to our office.
2. The application must be signed by the property owner, or a statement from the property
owner indicating that a different applicant may act on his behalf must be submitted with the
application.
3. The 3.95 acre tract is being proposed as Single-Family Low Density; however, the
requested zoning reflects R-1 B Single-Family Residential. Please revise either the
requested Land Use category or requested zoning district to the appropriate classification.
4. By the time this item is scheduled to be heard by the Planning & Zoning Commission and
City Council, the subject property will be within the City Limits of College Station. Therefore,
the zoning of the subject property and al surrounding properties should be labeled as A-O
Agricultural-Open. Please relabel the zoning districts accordingly.
5. Please verify that all of the lots within the R-1 B districts (as shown on the preliminary plat)
comply with LIDO Section 5.2 Residential Dimensional Standards.
