XI (PP) - Preliminary Plat Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, March 31, 2008, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, April 17, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Nineteen (19) 11" x 17" copies of the revised Preliminary Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Please note that a Mylar original of the revised preliminary plat will be required after P&Z approval and prior to processing subsequent final plats. Please provide written response to all comments. 2. Please check metes and bounds given on plat as they do not appear to close. 3. A 20-foot PUE is required along the backs of lots abutting unplatted property. 4. Please identify the hatched area located on the western portion of the property. 5. Note #7 states that contours are based on City of College Station data. Was the most current 2005 contour data used? 6. Please provide horizontal curve radii along streets. 7. It appears that portions of the property may be located in Zone A per FIRM Map 215C. Reflect the location of any existing floodplain on the plat. This plat is in the College Station ETJ, but is out of the College Station Utility electric service area. Date: March 12, 2008 INDIAN LAKES Pi.. -,SE 11 - PRELIMINARY PLA-7, -IA--bg RESPONSE TO STAFF REVIEW COMMENTS 1" X PLANNING 1. No comments. ENGINEERING 1. No comment. 2. See attached revised Preliminary Plat. 3. All unplatted areas surrounding Phase 11 are intended to be included as future phases within Indian Lakes. At such time as those areas are submitted for platting, the full required easements shall be provided. Acceptance of this procedure has been the policy of the City and County on all previous phases at Indian Lakes. The Developer does not intend to provide any more than the required 20' utility easement centered on all property lines. The additional 10' required to complete the 20' easement on the perimeters of Phase 11 will be provided for in future phases. 4. See attached revised Preliminary Plat. 5. The aerial contour data obtained in 2005 was utilized for this Preliminary Plat. 6. See attached revised Preliminary Plat. 7. No area within Phase 11 is within the 100-Year Floodplain.
