SUBJECT: PONDEROSA PLACE SEC 2 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, March 25, 10:00 a.m. to
be placed on the next available Planning and Zoning Commission meeting scheduled
for April 4, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised final plat; and,
One (1) Mylar original of the revised final plat with the appropriate
signatures.
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us

ENGINEERING
1. According to our records, Tracts G-2A and G-213 are to share an access off Rock
Prairie Road. Please show access easement.
2. Please include a 10' PUE on this property along Rock Prairie Road.
3. Please include a 10' PUE on this property along Longmire Drive.
4. Please include a 20' PUE (10' on each side) on the common property line between
G-2A and G-213.
5. Other easements may be required after the Site Plan has been reviewed. These
can be done as separate instruments at a later date.
6. Please show access easement on rear from Longmire to Tract G1.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer installs street lighting as per city specs and design.
3. Developer provides temporary blanket easement for construction
purposes.
4. Developer provides digital of plat and/or site plan for AutoCAD 14. Email
to rbolin(a)_ci.college-station.tx.us.
5. Developer provides easements for electric infrastructure as installed
(including street lighting).
6. Upon completion of project surveyed sealed meets and bounds
descriptive easements are necessary to release temporary blanket
easement.

Item: Discussion and possible action on a Final Plat for Ponderosa Place Section 2
(FP), consisting of 3 Lots on 4.62 acres at the intersection of Rock Prairie Road and
Longmire Drive. (02-00500044)
Applicant: KERR SURVEYING
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This item is for the consideration of a Final Plat for Ponderosa Place
Section 2. The Applicant is seeking to vacate the current plat in order to replat the
existing 2 lots into 3 lots. Access is an issue on this site. Only one access point will
allowed on Rock Prairie to Lot G2 and one along Longmire. During the
predevelopment meetings it was agreed upon to grant access easements through Lot
G2 from Longmire and at Rock Prairie.
Tract G1 is developed and has a structure on it. Tract G2 is not developed. G2 is
Zoned C-2. A site plan has not been formally reviewed by Staff. Other recent projects
in the area include McDonalds, Rock Prairie Retail Center and Eckards immediately
across Rock Prairie.

Thoroughfare Plan: Longmire is a Major Collector and Rock Prairie is a Major Arterial.
