SUBJECT: University Preserve - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday, March 11,
10:00 a.m. to be placed on the next available Planning and Zoning Commission
meeting scheduled for March 21, 2002, 7:00 p.m. in the City Hall Council Chambers,
1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college-station.tx.us

STAFF REVIEW COMMENTS NO. 1
Project: University Preserve Subdivision (PP) - Pre-Plat (02-500040)
PLANNING
1. Please provide additional information regarding how the average lot width was
determined.

ENGINEERING
1. Please show correct acreage on title block. According to my calculations 13.98 is
more accurate. If this is not correct, please contact me.
2. Concerning your Application, it appears the following items are incorrect: acres of
subdivision (13.98), ROW acreage (0), total # of lots (26), # of lots by zoning (26),
and average acreage (0.444). Please check these items for accuracy. If this is not
correct, please contact me.
3. It appears there is an existing public sewer line on Lot 14. Please show existing
easement or dedicate one at this time.
4. Please minimize utilities under pavement wherever possible, as on the sewer line.
5. A water analysis will be required on this project to determine if maximum allowed
pipe flow velocities are violated by the design shown on the plat. Is it your plan to
utilize the current fire hydrant location(s) on the north side of Munson in lieu of
tapping into line across Munson?
6. A sewer analysis will be required to determine sewer impact to the existing system.
7. Please provide a minimum 10' PUE on the rear of Lots 6-11 Block 1 and a minimum
10' PUE on the rear of Lots 1-6 Block 2.
8. Please provide a minimum 10' PUE on the rear of Lots 5-1, Block 1.
9. Please provide a minimum 10' PUE on the rear of Lots 7-13 , Block 2.
10. Please provide a minimum 15' PUE centered on the lot line between Lots 9 and 3
and 10 and 2 (from hydrant to hydrant).
11. Please provide a minimum 10' PUE on the rear of lots 5-6 Block 1 and 6-7 Block 2.
12. For Parkland Dedication and Development Fee purposes, you have "credit" for 3
lots, which are being re-platted, and are creating 23 new lots.
13. With the submission of the Final Plat, please provide HOA instruments as required
in Chapter 9 Subdivision Regulations, § 8-W.2.
14. Concerning the gate, will 1205B still have access or will it be part of the "gated
community"
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

15. Please include 1205A and 12056 in Pre-plat unless you can show that they were
subdivided prior to 1970.

LAND MANAGEMENT
1. Street names shown on Plat need to be changed in order to eliminate directionals
(east, west, north, south).
2. For emergency services, street names can not be duplicated or have similarities to
other current street names in the City. According to Police, Fire and 911 naming
another street "University is confusing. Please select another name.
