All that certain tract or parcel of land lying and being situated
in the Robert Stevenson League, Abstract No. 54, in College Station,
Brazos County, Texas, being a part of that 111.6 acre tract conveyed
to Louise Marsh Reeves, et al, by deeds recorded in Volume 104, Page
55 and Volume 414, Page 453 of Deed Records of Brazos County, Texas,
and being more fully described as follows:
Beginning at a 2" iron rod found in Northeast line of the called
111.6 acre tract. Said iron rod bears S 75 degrees 17' 28" W,
1.08' from 2" iron rod found in Southwest line of Woodland Hills
Phase One Subdivision. Said iron rod bears N 48 degrees 44' 35" W,
1205.34' from a 2" iron rod foundniarlcing east corner of said called
111.6 acre tract in Northwest line of Green's Prairie Road;
THENCE, S 42 degrees 25' 42" W, 1202.84' to a 2" iron rod set for
corner in northeast Right-of-Way (ROW) line of Texas State Highway
6;
THENCE, along said ROW line N 56 degrees 47' 36" W, 506.02' to a
iron rod set at bend in said ROW line;
THENCE, continue along said ROW line N 49 degrees 25' 28" W, pass a
concrete highway ROW marker at 2.00' and pass a 2" iron rod found
for reference at 362.02' and continue to a point at centerline of
Spring Creek at 707.021;
THENCE, down the centerline of Spring Creek with its meanders along
common line between City of College Station 36.9 acre tract recorded
in Volume 4329, Page 134 of Official Records of Brazos County, Texas
(ORBCT), and remainder of Marsh-Reeves 1111.6 acre tract as follows:

NOTICE OF PUBLIC HEARING
This is to notify you. that the City of College Station is considering a REZONING for the
following property:

The Planning and Zoning Commission will hold a public hearing on Thursday, MARCH
21, 2002 at 7:00 p.m. to consider the request. The City Council will also hold a public
hearing to consider the request and the Commission's recommendation on Thursday,
April 11, 2002 at 7:00 p.m. The public hearings will be held in the City Hall Council
Room located at 1101 Texas Avenue South, College Station, Texas.

I am recommending approval of this, request.
The subject property is surrounded by largely undeveloped commercial to the
south, future business park to the north, and residential parkland to the east. The Land
Use Plan designates the area as residential, but the plan is currently being updated to
reflect recent changes in the area.

The property falls within the Highway 6/RockPrairie Road/Greens Prairie Road
small area plan. The draft plan recommends that commercial zoning is appropriate for
the land. Visibility and access creates a demand for commercial zoning along Highway
6. Commercial zoning on this tract will provide for more locations for retail uses, while
buffering the abutting uses through greenway and transportation corridors. The future
Lakeway Drive major collector will come across the eastern portion of the tract,
separating it from Woodland Hills, while Spring Creek runs along the northern border,
creating a floodplain buffer with the future business park.
C-1 would allow more flexibility in the development of the land. With this zoning,
it would be possible to develop the retail regional uses the small area plan draft
recommends. The current A-O zoning is the holding zone the property has been in
since it was annexed into the city in 1983.
The infrastructure of the area is sufficient to handle general commercial use. The
sewer is an impact fee line that is already is place. Other infrastructure will have to be
extended through the lots when platting, and some oversized participation may be
requested at that time.
