STAFF REVIEW COMMENTS NO. 1 Project: CULPEPPER /WTF/ SPRINT (CUP)-CONDITIONAL USE PERMIT - USE & SITE (2-500032) PLANNING This review has been stopped. More information is needed to perform a complete review of the site plan. A full review will be made of the next submittal. 1. So staff and the Planning and Zoning Commission may consider the effect the placement of the cell tower will have on the existing shopping center site (circulation, parking, etc.), please submit a site plan that shows the WTF addition in relation to the whole site and surrounding properties. 2. Visual quality will be analyzed with this project. Please provide graphics of how the site looks from the north, south, east, and west without the proposed tower and how it will look with the tower. 3. Please reference the FEMA map used to determine floodplain information. 4. Please show all utilities within and adjacent to the project and identify if they are existing or proposed. Please be aware that the City of College Station's codes require that all new utility service extensions be placed underground. 5. Please ensure the accuracy of the scale.
