PLANNING
1. Please submit a 24 x 36 site plan of the subject area to be improved to scale.
2. Please show all existing utilities and location of any sidewalks that may exist
adjacent to the proposed area of improvement.
3. You will need to show exact locations of all plantings. Please be aware that all
plantings must be irrigated, you will need to show proposed irrigation system.
4. Please be aware that there is a 45 -foot site triangle at each street intersection, there
cannot be any plantings between 3 -9 ft. of height in this site triangle area.

ENGINEERING
1. Engineering will review this after utility and irrigation information is provided.
MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devises must be installed and tested upon installation as per City
Ordinance 2394.

Dear Ms. George,
I have enclosed for your review the 24 x 36 master plat of Pebble Creek Development.
would like to point out that the deed restrictions for Phase 5B, C & D did require all
homeowners irrigate the outside portions of the fence; this is the area in which the
plantings will be placed. So aside from some minor adjustments, we will not have any
new irrigation installed in these proposed areas.

RE: Landscape Improvements on Parkview Drive
The establishment by the Pebble Creek Homeowner's Association (HOA) of any temporary and /or
permanent landscape materials (including vegetation, sprinkler systems, entry signs, benches, etc.)
within city easements or right of way on Parkview Drive shall conform to all provisions of Chapter 3
in the Code of Ordinances, Section 3, Paragraph J, including Paragraph 4(a):
(i) the improvement or facility will not be located on, extend onto, nor intrude
upon any portion of the roadway;
(ii) the improvement or facility will not be located on, extend onto, nor intrude
upon any portion of the sidewalk which is needed for pedestrian use;
(iii) the design and location of the improvement or facilities includes all reasonable
planning to minimize potential harm, injury, or interference to the public in the
use of the public street or sidewalk;
(iv) the improvement or facility will not create any hazardous condition or
obstruction of vehicular or pedestrian travel upon the public street or sidewalk.
The following provisions, whether or not specifically implied or mentioned in the Code of Ordinances,
also apply:
• If any landscape materials within or near the city easements or right of way are not
properly maintained by the Pebble Creek HOA, the City of College Station reserves the
right to remove these materials that constitute a sight distance hazard for vehicles and
pedestrians, as well as a sight distance obstruction to any official traffic control device.
Furthermore, the City of College Station is not responsible for the costs associated with
replacing these materials;

• The Pebble Creek HOA is responsible for the costs (materials and labor) associated
with re- locating any official traffic control device. Any device to be relocated, as well
as the proposed new location, must be approved by the City Traffic Engineer;
• The Pebble Creek HOA is responsible for the costs (materials and labor) associated
with the relocation and/or repair of any electrical conduit or other public utilities that
becomes damaged during the construction and maintenance of any landscape materials
within the city easements or right of way;
• The Pebble Creek HOA (and any of its maintenance staff and contractors) shall hold
harmless the City of College Station for any injuries incurred while constructing and
maintaining any landscape materials within city easements or right of way.
