SUBJECT: LEGACY ADDITION 2 (FP) -Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, February 25, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for March 7, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Parkland Dedication Fees due prior to the issuance of building permits;
Ten (10) copies of the revised final plat;
One (1) Mylar original of the revised final plat with the appropriate
signatures; and,
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college- station.tx.us

SUBJECT: FINAL PLAT for AGGIELAND SUBD (FP)
Item: Discussion and possible action on a FINAL PLAT for AGGIELAND SUBD (FP),
consisting of 15 lots on 4.76 acres. (2- 500029)
Applicant: Mr. Joe Gattis, Ash and Browne Engineering for Aggieland Builders
Staff Recommendations: Staff recommends approval with Staff Comments #2. The
Applicant has been contacted concerning the comments and is in agreement with them.
Item Summary: This item is for the consideration of a Final Plat for Aggieland
Subdivision. The Commission approved the Preliminary Plat for this subdivision on
5/3/01 as "Schaffer Addition ". The subdivision was then renamed to Legacy Addition 2,
however this name conflicted with another, unassociated subdivision and consequently
re -named Aggieland Subdivision.
The property is currently zoned R -2 and the lots as shown on the plat conform to the R-
2 standard. The Developer is intending to construct duplexes on the property. A 25'
Greenbelt strip along Lick Creek is being dedicated to the City with this plat.
Comprehensive Plan Considerations:
Land Use Plan: The LUP depicts this area as single - family residential.
Thoroughfare Plan: Graham Road is rated as a Major Collector and has recently been
improved by the City.
Parkland Dedication: Parkland dedication will be by fee in lieu of land. For duplexes,
the parkland fee is $112 and the development fee is $233 per dwelling unit. The total
Park fee for this project will be approximately $10,350.
Open Space Dedication: A 25' Greenbelt strip is being dedicated to the City with this
project.
Special Area Plans: N/A
Budgetary & Financial Summary: This Subdivision is in the 92 -01 Sewer Impact Fee
Area. The fee is currently $232.04 per "living unit equivalent ". If each duplex obtains a
5 /8 -in domestic water meter, the total impact fee for this project will be approximately
$6,961.20.

ENGINEERING
1. The lot survey calls on numerous lines do not agree with the Pre -plat. Please
explain.
2. Please select a new subdivision name that does not conflict with an unassociated
subdivision.
3. Please provide an easement along the east property line. The Pre -plat shows a 20'
"Drainage and Utility Easement ".
4. Sheet 4/10. Please provide an air relief valve as per City specs at Sta 1 +83.
5. Sheet 4/10. Please note "Structural Fill" at street crossings of waterline.
6. Sheet 5/10. Please note "Structural Fill" at street crossings of sewer line.
7. Sheet 7/10. Please utilize a concrete inlet in front of the drainage channel.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer installs street lighting as per city specs and design.
3. Developer provides temporary blanket easement for construction
purposes.
4. Developer provides digital of plat and /or site plan for AutoCAD 14. Email

5. Developer provides easements for electric infrastructure as installed
(including street lighting).
6. Upon completion of project surveyed sealed meets and bounds
descriptive easements are necessary to release temporary blanket
easement.

must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that have not been pointed out to the City, will constitute a completely

ENGINEERING
1. Please provide a 10' PUE along Graham Road ROW, Lots 1 and 15
2. Please provide a 10' PUE along border with Sun Meadows, Lots 1 -8
3. Please provide a 5' PUE on Lot 3 on border with Lot 4
4. Please provide a 5' PUE on Lot 7 on border with Lot 8
5. Please provide a 15' PUE on Lots 5 and 6 on border, 7.5 each side
6. Please provide a 15' PUE on Lots 10 and 11 on border, 7.5 each side
7. According to PUD, the 20' PUE on the Arnold border can be reduced to a 10' PUE.
In addition the Drainage Easement (DE) can be removed. The DE is from a
previous design and went to a proposed detention pond. If the DE remains at the
rear, the property owners technically cannot construct a fence inside the boundaries
of the easement.

RE: Aggieland Addition
To Whom It May Concern:
We are giving this information along with a Letter of Credit in order to file the plat for
Aggieland Addition. To date the only infrastructure remaining on the development is the
installation of the hard surface street, which is to be 1 - /2 inch asphalt (1,682 sy). The
amount of the Letter of Credit and our contract amount with TexCon General Contractors
for this activity is $9,672.00.
It is important to us that the plat be filed as soon as possible and we receive two file marked
copies. We are looking to get building permits on these lots as soon as the plat is filed. If
there is anything we can do to aid in the timeliness of this process, please let us know.
