The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by an established deadline to be scheduled for a future Planning & Zoning Commission meeting: Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college-station.tx.us If you have any questions or need additional information, please call Spencer Thompson or myself at 764.3570. STOP REVIEW. Staff is required to stop the review of this plat due to conflicts with platting and zoning. Plat comments are supplied below. 2. Please correct the Ownership Certification block. It appears to be incorrect, text shifted, etc. 3. Is the property owner intending to dedicate property other than ROW to the CoCS. If so, please include language in ownership dedication. See below. 4. The title block should read H. W. Schick Subdivision. 5. An access easement is needed from SW Parkway to Tract 7R -3. However, discussion of driveway location with City Staff needs to be addressed. 6. Comment #4 applies to Tract 9R -3 since a separate driveway cut would not be permitted along Wellborn road in this area. 7. The ROW distance is incorrect. There is not 50 -ft of ROW on Christine. 8. Construction drawing comments to be returned separately. Staff will return comments even though the plat is stopped. A DP is required with construction documents. 9. See comment #6. However, the sewer line proposed to cross Tracts 5 and 6 will not be allowed. This line will need to utilize a different route. Therefore, the associated easement on Tract 7R -3 will not be needed. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides digital AutoCAD 2004 version of plat and /or site plan. email to rbolin _cstx.gov 6. Developer provides load data for project. 7. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 9. College Station Utilities is preparing to install street lights along Wellborn Rd. from Christine Lane to Southwest Parkway. Please contact us about any curb cuts along this section of Wellborn Rd. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
