Project: Brazos Square Shopping Center (SP)- Landscaping / Streetscape Plan (02 -018)
The proposed ROW width of Texas Avenue must be reflected on the plan
before staff can determine the landscaping /streetscape requirements.
PLANNING
The following items should also be addressed:
1. Please show existing and proposed ROW for Texas Avenue, this will determine how
much or if any streetscape you will be required to provide.
2. You are not meeting the point requirement for your site area. Your total site area is
133,532 -sq. ft., this would require a total of 6778 points required for landscaping,
and 2772 of these points will need to be acquired in your streetscape.
3. You will need to provide screening of the parking spaces from the ROW all along
the frontage of Texas Avenue. You will need to provide a minimum of 5- gallon
shrubs @ 3 ft. in height.
4. Please give the caliper and name of existing trees and proposed trees. Our point
system goes on caliper not gallons for canopy and non - canopy trees. Please
delineate this in your legend.
5. All planting must be irrigated; an irrigation plan must be submitted.
6. Island "B" extends out into the ROW, plantings are not permitted in the ROW.

PLANNING
1. Please give caliper for the proposed Crepe Myrtles. New Non - canopy trees
must be at least 1.25" caliper or larger to receive 40 points a tree.
2. The existing 2" Yaupon Holly in the rear of the property should receive 75
points
3. The two existing 2.5" caliper Lace bark Elms in the rear of the property must
be at least 4" caliper trees to accumulate any points. This makes your existing
point count at 2175, and your total point count 3885. The required point
calculation is 4006. This makes you 121 points short of your point
requirement. Please make appropriate point additions and legend changes.

Dear Mr. Ball:
This letter is to inform you that the Brazos Square Shopping Center located at 2206
Texas Avenue in College Station does not comply with the original approved
Landscaping plan. City staff has identified significant alterations to the landscaping
on this site. Specifically, staff noticed that large caliper trees were cut down in front of
Fuddruckers, which prompted further investigation. According to approved
landscaping plan, there is a significant amount of landscaping / streetscaping that has
been removed. According to Section 11.6 "(13) 1. If changes constituting 25% or more
of the number of canopy and non - canopy trees are proposed, a revised landscape
plan must be submitted for approval. Plantings must occur pursuant to this approved
landscape plan" "(13) 2. Revised Landscaping /Streetscape plans shall meet the
requirements of the Landscape /Streetscape Ordinance in effect at the time of the
revised landscape / streetscape plan submittal" Basically, more than 25% of the
landscaping /streetscaping has been altered from the original approved plan. You will
be required to bring the Brazos Square Shopping Center up to full compliance with
today's landscaping /streetscape ordinance. Please be aware that all
landscaping /streetscape must be irrigated.
Upon receipt of this letter, you will have thirty days to turn in a revised
landscaping /streetscape plan. From December 27, 2001, you will have thirty day's to
have all landscaping / streetscape installed, which will be January 26, 2002. If you do
not meet each of your deadlines, a citation may be issued to you. (College Station
Ordinance No. 1638, Section 11.6)
As College Station residents, you are required to follow standards set by your City
Council. Fines for violation of this ordinance are up to $2,000.00 per day of violation
and will be set by the Municipal Court Judge.

11.5 LANDSCAPE /STREETSCAPE PLAN REQUIREMENTS
A. When a landscape /streetscape plan is required, the landscape /streetscape plan shall contain
the following:
1. The location of existing property lines and dimensions of the tract.
2. The location of existing and proposed utilities and all easements on or adjacent to the
lot.
3. An indication of adjacent land uses, existing development and roadways.
4. An irrigation system plan.
5. Landscape information:
a. Landscape points required for site and calculations shown
b. A table showing the size, type (canopy, non - canopy, shrub) and points claimed for
proposed landscaping.
c. Location of landscape plants on plan.
6. Streetscape information:
a. Streetscape points required for site and calculations shown.
b. A table showing the scientific and common plant names, size, type (canopy, non -
canopy, and shrub), and points claimed for proposed streetscaping.
c. Location of streetscape plants on plan.
7. The location and diameter of protected existing trees claimed for either landscape of
streetsca a requirements, and an indication of how the applicant plans to barricade the
existing trees from damage during construction.
11.6 MAINTENANCE AND CHANGES
A. Landscaping /Streetsca ing shall be maintained and preserved in accordance with the
approved Landscape /Streetsca e lan. Replacement of dead landscaping/streetscaping
must occur within forty -five (45) days of notification by the Zoning Official or his delegate.
Replacement material must be of similar character and the same or higher point total as the
dead landscaping. Failure to replace dead landscaping, as required by the Zoning Official,
shall constitute a violation of this section of the ordinance for which the penalty provision
may be invoked.
B. Landscaping / Streetscaping Changes to Existing Sites
1. If changes constituting 25% or more of the number of canopy and non -canopy trees are
proposed, a revised landscape plan must be submitted for approval. Planting must
occur pursuant to this approved landscape plan.
2. Revised Landscape /Streetscape Plans shall meet the requirements of the
Landscape /Streetscape Ordinance in effect at the time of the revised
landscape /streetscape plan submittal.
