HomeMy WebLinkAbout00072215STAFF REVIEW COMMENTS NO. 1 Project: INDIAN LAKES (MDP)- MASTER DEVELOPMENT PLAN (02 -16) This is a stop review. There are several issues that could affect the configuration of the plan that need to be addressed. Because of issues of access, this plan will have to be approved by the county before it can be approved by the city. The next submittal will be subject to a full review. Listed below are some of the major items that need to be resolved. ENGINEERING and PLANNING 1. The subdivision is required to have access to a public ROW. Please submit documentation that the county will allow the proposed access to Cherokee Drive. Also, the Planning and Zoning Commission has been consistently reviewing development plans for a secondary means of access. Confirmation of access to Arrington Rd. will strengthen the submittal. 2. As previously discussed in predevelopment meetings, individual residential access to collectors or arterials will not be allowed. 3. At a minimum, dead end streets will need to end in a temporary turnaround. 4. The Chaco Canyon cul -de -sac may not exceed 2000 ft. past Osage Trail.
