BALL ROCK PRAIRIE CROSSING Item: Discussion and possible action on a Replat for Lot 1, Block 2 L.O. Ball Memorial Subdivision, consisting of 1 Lot on 12.55 acres, (a.k.a. Rock Prairie Crossing (02 -215) Applicant: Morris and Associates Engineering, Inc. Staff Recommendations: Staff recommends approval with the following staff comment: Please show existing plat and replat on same page. Item Summary: This item is intended to replat the Access Easement that traverses the property from Longmire Drive to First American Bank. Developers of the vacant portion of this area, southeast corner of Longmire and Rock Prairie, discovered that the entry drive was not constructed as per the platted Access Easement. In order to construct on the vacant property and not be in the Access Easement, the easement needed to be replatted according to its location in reality. Comprehensive Plan Considerations: Land Use Plan: Retail Regional as per the LUP. Thoroughfare Plan: Rock Prairie is an Arterial, Longmire is a Major Collector. Ball Memorial Subdivision, Phase II Vacating Plat and Final Plat Dear Ms. Ruiz: On January 28, 2002 I submitted a plat application for the above site based upon discussions with city staff members Spencer Thompson and Bridgette George. At the time of the submission the application was marked as a replat. During the past two weeks the decision was made that to properly handle the permanent relocation of the access easement, the plat documents should be reflected as "Vacating" and "Final ". Enclosed in this package are the following documents to support the approval of our request and placement on the 2/21/02 P &Z agenda: ✓ Copy of 1/28/02 application and receipt for filing fee t✓ ✓ 10 copies of plat, per your direction ✓ 1 copy of the final plat of record ctvj At the time of the 1/28/02 city submission I included a copy of the a &built survey for the shopping center, and showed the `new' access easement area to show that no new encumbrances were created. I would like to receive comments from the city by February 14, 2002 so that I can obtain signatures on the mylar pier to the 2/21/02 planning and zoning meeting. Rock Prairie Crossing (02 -015) Applicant: Morris and Associates Engineering, Inc. Staff Recommendations: Staff recommends approval as submitted.
