The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, February 11, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for February 21, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. (2- 500013) Applicant: Kling Engineering Staff Recommendations: Staff recommends approval as submitted. Item Summary: This item is for the consideration of a Preliminary Plat for the Graham Road Office Park. This property is located on Graham Road adjacent to Secure Care at Graham and Victoria and across from the future Westfield Phase 2. The property is currently zoned M -2. In preliminary meetings the developer has exhibited the desire to construct an office complex on the property. No site plan has been approved to date. The property is fronted by Graham Road, which is currently being upgraded to a Major Collector roadway section. Other development in the area includes Westfield Phase 3, Victoria Avenue construction, Edelweiss Gartens Phase 1 and Sun Meadows Phases 1,2, 2A and 3. It is assumed that the site plan will be able to meet the driveway ordinance and an access easement with the adjoining property is not needed? I spoke with Public Works and was told there is not a curb cut shown on their street drawings. Please address this issue. 2. It appears your elevation datum is different than the City's. Please be aware. 3. Note: You have not shown a drainage easement to the rear of the property. If needed, the City street improvement project may have room for drainage from this property in the storm sewer. 4. Please be aware that this property is in a sewer impact fee zone. Impact fees will be applied to this property.
