There are existing 8-inch and 10-inch water lines on the south side of the property and an existing 6-inch water line along the east side of the property. Determination of meeting the City's fire flow is required at the time of Final Plat. Sewer: On-site, private septic systems are proposed which will require a license from the Brazos County Health Department. Streets: Raymond Stotzer Parkway (FM 60) is a Highway on the City's Thoroughfare Plan and Jones Road is a local street. No additional dedications are required. Off-site Easements: None known at this time. Drainage: Drainage is to the south into a tributary of Brushy Creek. Flood Plain: This property is not located within FEMA designated floodplain. Oversize Request: None at this time. Impact Fees: None in this area, currently. REVIEW CRITERIA 1. Compliance with Comprehensive Plan and Unified Development Ordinance: This area is designated as Industrial/R&D, Floodplain & Streams, and Single Family Residential Low Density on the Land Use Plan. The City, however, has no land use authority in the ETJ. 2. Compliance with Subdivision Regulations: The preliminary plat complies with the Subdivision Regulations.
