The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, March 3, 2008 at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, March 20, 2008 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised Preliminary Plat; Nineteen (19) 11"x1 T' copies of the revised Preliminary Plat; One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov; and The Mylar original of the revised Preliminary Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. The words "Preliminary Plat - Not for Record" should be 1/2". 2. Temporary turn-arounds are needed at the termination of both Antosh Lance and Robinson Lane. 3. Please provide the scale in the title block. 4. The metes & bounds provided do not close. 5. Please show the City limit line. 6. Please label the unplatted adjacent properties as "unplatted." 7. Please provide the right-of-way width of Hwy 30. 8. 20' PUE is required adjacent all unplatted property. 9. Trees are not needed on the Preliminary Plat. 10. Notes 11-15 state that there are easements on this property. If possible, please show on the plat. 11. Please remove certifications from the Preliminary Plat. The City Council certificate will not be needed on the Final Plat. You will need the Certificate of Surveyor and/or Engineer on the Final Plat. The wording of several of the certificates is incorrect. For required wording, please see the Subdivision Regulations. Reviewed by: Jennifer Prochazka Date: February 18, 2008 TxDOT Access driveways to SH 30 must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or greater the required spacing between access points is 425'. Where access spacing is insufficient joint access will be required or access to internal/external streets. Appropriate data, including drainage will be required for any future work/permits in the ROW at this development site. ENGINEERING COMMENTS NO. 1 1. Please contact Gary Arnold with the Brazos County - Engineers Office, to verify that all issues have been addressed. We will need written verification. 2. Please extend the water main down Antosh Lane. 3. Please dedicate a 20-ft PUE at the rear of Lots 1 & 2 of Block 2 and Lot 1 of Block 3 4. FYI: A fire flow report meeting the standards in the BCS Design Guidelines will need to be submitted with the final plat. The required fire flow for this development (commercial) is 2500 gpm, between 2 hydrants within 600-ft of each other. 5. FYI: A drainage report will be required to be submitted with the final plat to the city and Brazos County; however Brazos County will officially approve the proposed drainage plan. 0 0 6. FYI: With the final plat (5 copies) of the TxDOT driveway permit must be submitted to the city. The city will review and forward to TxDOT. Please contact TxDOT to verify that you have all the appropriate forms. 7. FYI: With the final plat a TxDOT Utility Permit must be submitted. This permit must be processed and submitted to TxDOT by the proposed water utility provider. The TxDOT Utility Permit process is entirely on-line now. Customer will have to contact their electric supplier for this area to determine electric service specifications and requirements.
