Project:: Exxon at Dartmouth Crossing
1. Need to name owners of abutting parcels.
2. Where is page 2 of the site plan checklist?
3. Need curb and pavement details.
4. Due to adjacent residential, need to provide screening fence around
dumpster.
5. Only 7 contiguous parking spaces allowed in the 24' Landscape Reserve.
Need to take out 2 parking spaces along Southwest Parkway and 1 along
Dartmouth.
6. Interior end islands must be 180 square feet.
7. Fire hydrant needs to be to scale. In addition, show drive path from hydrant
to property.
8. Fire lane and Lone Star Gas signs are in the middle of driveway entries.
9. What is this open area? Is something such as an air/water machine going in
here?
10. Also show this drive aisle dimension.
11. Water meters need to be in public utility easement.
12. Is there a detention pond? If so, where?
Landscape Plan Comments:
1. Change note 1 to read "...accordance with the City of College Station
standard..."
2. Dumpster drawings are inconsistent, one shows a screening fence, one does
not. The dumpster will need a screening fence (see note 4 above.)
3. Live Oaks must be planted a minimum of 30' behind street curb. Relocate
the trees or change type of canopy tree.
4. Live Oaks must be planted at a minimum of 35' from other Live Oaks.
5. Clarify streetscape points. Break up frontage and tree needs by street
(Dartmouth and Southwest Parkway.)

General Site Plan:
1. Fire hydrant location is still uncertain. Need to demonstrate that adequate
fire protection is provided. Show the distance from the hydrant to the access
drive entrance.
Landscaping Comments:
1. Do you know where the proposed air and water equipment will be located? If
not, make note that the equipment will be adequately screened.
2. Add screening to the five parking spaces located at the corner bend of
Dartmouth and Southwest Parkway.

Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Three (3) complete sets of building construction documents for the
proposed development with the revised site and landscaping plans
attached; and,
The attached redlined site and landscape plans with staff comments.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional

Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by 5:00 p.m., today, February 9, to be
scheduled for the Planning & Zoning Commission meeting scheduled for Thursday,
February 17, 2000:
Ten (10) revised site and landscaping plans.

Developer needs to extend conduit out of the transformer into the adjoining property. Developer
responsible for installing conduit per city spec and design.
