The applicant is proposing to market the property for a hotel, but the rezoning will allow for other C-1 uses. The Comprehensive land use plan calls for Retail Regional development. As such a C-l, General Commercial zoning district is considered appropriate for the area. Adjacent land uses to the property include retail centers to the north and south. To the west is vacant land and to the east is State Highway 6. In addition, there are two hotels located further northwest of the subject property. These land uses are considered compatible with the proposed zoning. Staff recommends approval of the rezoning request. Staff has received no phone calls about the rezoning. 02/25/2008 17:28 9722983521 TERRY BREWER ASSOC 05 / 15 "D A -4 S~ TERRY F BREWER & ASSOCIATES 619 MERCURY AVE.
