SUBJECT: 3900 SH 6 S (REZ) - Rezoning
Staff reviewed the above-mentioned rezoning application and determined it to be incomplete.
The following is a preliminary list of items needed to complete the submittal and conduct a
thorough review. Please submit the following information to be scheduled for a future Planning
& Zoning Commission meeting:
Two (2) copies of a fully dimensioned map on 24" x 36" paper that showing:
A) Land affected;
B) Legal description of area of proposed change;
C) Present Zoning;
D) Zoning Classification of all abutting land;
E) All public and private rights-of-way and easements bounding and intersecting
subject land.
We have scheduled a Pre-Application Conference to discuss these matters on Tuesday,
January 29th at 2:30 p.m. in our offices, which are located at 1101 Texas Ave.
Please note that if all comments have not been addressed, your project will not be scheduled for
the P&Z agenda. Your project may be placed on a future agenda once all comments have been
addressed and the appropriate re-advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

PLANNING
1. The plats provided are not clear as to the subject property and are missing the zoning of the
present property and zoning classification of all abutting land. Please supply two (2) copies
of a fully dimensioned map (survey) on 24" x 36" paper showing:

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review
comments detailing items that need to be addressed, Please address the comments and submit the following
information by Monday, March 10t6, 10:00 a.m., for your project to be placed on the next available Planning
& Zoning Commission (P&Z) meeting scheduled fox April 3rd, 7:00 p.m. in the City Hall Council Ch=bers,

3900 SH6 Rezoning
This item is for a rezoning of 1.678 acres of a 3.30 acre parent tract of property located at
3900 State Highway 6 South from C-2, Commercial-Industrial to C-1, General
Commercial. The applicant is proposing to market the property for a hotel, but the
rezoning will allow for other C-1 uses.
The Comprehensive land use plan calls for Retail Regional development. As such a C-l,
General Commercial zoning district is considered appropriate for the area.
Adjacent land uses to the property include retail centers to the north and south. To the
west is vacant land and to the east is State Highway 6. In addition, there are two hotels
located further northwest of the subject property. These land uses are considered
compatible with the proposed zoning.
Staff recommends approval of the rezoning request.
Staff has received no phone calls about the rezoning.
