SUBJECT: PARTNERS IN HABITAT TRACT 2 (MDP)
Staff reviewed the above-mentioned Master Plan as requested. The following page is a list of
staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday January 30, 2008, 10:00
a.m., your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, February 7, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
One (1) 24" x 36" copy of the revised Master Plan; and
Nineteen (19) 11" x 17" copies of the revised Master Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised master plan will be required after P&Z approval
and prior to processing subsequent preliminary or final plats. If you have any questions or need

PLANNING
1. Please revise Note 4 to state only Tract 2.
2. Please remove the proposed ROW widths from Sheet 2 & 3 and add the thoroughfare
classification as per the City of College Station Thoroughfare Plan.
3. Please revise the proposed ROW dedication for Cherokee Road. In the ETJ, the County
requires 100' ROW width for roads designated as thoroughfares and/or constructed as Rural
Collectors.
4. Please note that at the time of preliminary plat a variance/waiver would need to be sought
for a street projection into the 102-acre property (Wiseman tract) to the west. Please
provide the projection with this Master Plan or acknowledge that for the proposed
development would need that granted by the Planning & Zoning Commission with the
preliminary plat. This comment in no way removes the potential that other variances/
waivers may also be necessary after a preliminary plat is submitted and reviewed for
compliance with the Subdivision Regulations.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal
letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a

RESPONSE TO STAFF REVIEW COMMENTS
PLANNING
1. See attached revised Master Plan.

3. Based on a conversation with Gary Arnold (Brazos County Road & Bridge) on January 29, 2008,
Brazos County will accept an 80' right-of-way along Cherokee Road. Right-of-way dedication and
negotiations will be conducted at the time of platting and roadway design.
4. The developer believes that the intent of neighborhood "connectivity" is achieved by the roadway
layout being submitted with this Master Plan. The Wiseman Tract has options for connectivity to
major roadways via direct access to the Highway 6 access road as well as "preliminary and
conceptual" access to the proposed future extension of Mesa Verde Drive to Highway 6. The
developer believes that creating conditions of through traffic internally to their development would
hinder neighborhood quality. The developer disagrees with the proposed connection to the
adjacent Wiseman Tract. Formally, the developer is not accepting the need for a Variance but is
willing to revisit this situation with staff, and discuss their concerns, at the time of preliminary plat
submittal.
