The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, February 4, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for February 21, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Nineteen (19) 11" x 17" copies of the revised Preliminary Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Please note that a Mylar original of the revised prior to processing subsequent final plats. It appears that several block lengths within the subdivision exceed the block length maximum of 800'. Please provide a way to meet this requirement or submit variance requests for the P&Z to review. 2. Per Section 10-G Consideration and Approval of the Subdivision Regulations, a parkland dedication recommendation from the Parks Board is required in order for the P&Z to approve any plat. Please schedule a meeting with the Parks Board to meet this requirement. 3. Please provide the existing zoning districts on the plat. 4. Please see that all appropriate easements (ie 20' PUE along the rear property line) have been provided. 5. Sidewalks need to be provided according to Section 8-M of the Subdivision Regulations. Please address the discrepancy in the preliminary plat and survey which was forwarded to you via e- mail (1/24/08). 2. Please provide adequate easement for all proposed utilities and rear lot lines. 3. Please verify that all BTU concerns have been addressed. Reviewed by: Josh Norton Date: January 24, 2008 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION Developer provides temporary blanket easement for construction purposes. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Once installed CSU lines are installed, a 10' easement EACH side of the installed line will be required. If applicable, the following easements will be required: 10' wide PUE each side of the proposed Jones Butler Rd. 10' wide PUE each side of the Dowling Rd. 10' wide PUE each side of Quail Run Rd also. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Question: It appears that several block lengths within the subdivision exceed the block length maximum of 800'. Please provide a way to meet this requirement or submit variance requests for the P&Z to review. Answer: Lot 1, Block 1 is intended to be further subdivided in the future, which will negate the necessity for a variance. This will be accomplished with a subsequent Preliminary Plat and Rezoning application to Planned Development District (PDD) for this large lot. With that submittal we intend to meet all block lengths of 800 feet. We have not submitted that layout at this time because we are trying to meet the City of College Station Electrical Division timeline in order to accomplish the property swap necessary to achieve the Jones-Butler/Holleman thoroughfare realignment. 2.
