Site development: A single family home and accessory agriculture buildings currently exist.
COMMENTS
Water: Water service will be provided by Wickson Creek Special Utility District.
A fire flow analysis meeting the minimum requirements of the BCS
Unified Design Guidelines will need to be submitted and approved prior to
the final plat being forwarded to the Planning & Zoning Commission.
Sewer: Sanitary sewer service will be provided by private septic systems to
sewer each lot. These facilities will be permitted by the Brazos County
Health Department.
Streets: This subdivision incorporates the realignment of Nunn Jones Road as
prescribed by the Thoroughfare Plan. Though the existing road
connection to State Hwy 30 will not be closed at this time, the design of
the transition from Old Nunn Jones will significantly reduce the flow traffic
in this section.
Off-site Easements: None at this time.
Drainage: The property is located within the Carter's Creek Drainage Basin.
Drainage is generally to the south. It is noted on the plat that each
individual lot will be responsible for providing detention.
Flood Plain: There is no FEMA regulated floodplain located on the property.
Oversize Request: N/A
Parkland Dedication Fees: None required.
Impact Fees: N/A
REVIEW CRITERIA
1. Compliance with Comprehensive Plan and Unified Development Ordinance: The plat
proposes the realignment of Nunn Jones Road in compliance with the Thoroughfare Plan.
The City has no authority to control land use in the extraterritorial jurisdiction.
2. Compliance with Subdivision Regulations: The plat is in compliance with the Subdivision
Regulations.
STAFF RECOMMENDATION
Staff recommends approval of the preliminary plat.
