1. Brazos County and TxDOT have finished reviewing the preliminary plat. Their
comments are addressed throughout the response to the engineering comments.
2. In order to limit traffic on Old Nunn-Jones Road, through traffic will now be directed to
the proposed Nunn-Jones Road. The preliminary plat now shows the pavement design
for a 90-degree intersection of Old Nunn-Jones Road to proposed Nunn-Jones Road.
3. Lot 8, Block 1 will maintain access to SH 30. This is in agreement with TxDOT.
4. The preliminary plat now shows the pavement design for a 90-degree intersection of Old
Nunn-Jones Road to proposed Nunn-Jones Road.
5. A fire flow test will be conducted at time of Final Plat.
ADDITIONAL COMMENTS:
1. Curve No. 16 has been relocated to the centerline of Old Nunn-Jones Road at the
intersection of Old Nunn-Jones Road and Nunn Jones Road. The radius has changed
from 50' to 100'.

2. Note No. 13 on the Preliminary Plat states, "Block 1, Lot 3 is denied access to Old
Nunn-Jones Road."
3. Located on the plat and described in Note No. 14, "Block 1, Lots 1 & 2 shall have access

1. The Preliminary Plat now shows the land to the south and west of the subdivision as
Deerfield Estates Vol. 376 Pg. 779.
2. The title block now includes the number of lots, acreage of plat and acreage of ROW.
3. No Parkland Dedication is required (per discussions with Jason).

1. 20' wide PUEs are placed at all interior and rear lot lines not abutting public ROW. 16'
wide PUEs are placed along all property lines abutting public ROW.
2. 20' wide PUEs are shown along the outer perimeter of the development. A 16' wide PUE
is shown along all public ROW.
3. Note No. 9 has been added to the Preliminary Plat which states, "A 5' wide easement for
anchors and guy wires necessary to help support overhead utility lines shall be provided.
Easement will be extend 20' beyond any utility easement."
4. All existing electrical lines and easements with volume and page number are now shown
on the Preliminary Plat.

ENGINEERING (Carol Cotter):
1. The Preliminary Plat now shows all PUEs as required by Subdivision Regulations.
2. The Volume and Page number for all existing easements are now shown.
3. A 50' front set back is now shown for all lots fronting SH 30.
4. The ROW width for Old Nunn-Jones Road is now shown. Additional ROW will be
dedicated to maintain a 70' ROW on Old Nunn-Jones Road.
5. The horizontal curvature of Nunn-Jones Road has a centerline radius of 575' and is now
shown.
6. Per discussions with Carl Nelson and Jay Page at TxDOT and Gary Arnold of Brazos
County, there are no proposed closes to "Old" Nunn-Jones Road at this time. Therefore,
no reference is made on the plat.
7. Note No. 11 on the Preliminary Plat states, Block 2, Lot 1 is denied access to State
Highway 30." TxDOT has agreed to allow Block 1 Lot 5 to have access to State
Highway 30 through a private access easement located on Lot 6.
8. Note 7 - Creed has been changed to Creek.
9. Note 6 - District has been changed to Department.
10. The Preliminary Plat now shows available public water to all lots.
11. The water system has been designed to City of College Station standards.
12. The Preliminary Plat now shows the location of 7 fire hydrants.
13. The water lines shall be located in a 16' wide PUE.
14. A fire flow test will be conducted at time of Final Plat.
15. The notes related to septic system design are now shown on the Preliminary Plat.
BRAZOS COUNTY (Gary Arnold):
1. The Preliminary Plat now shows 50' building setbacks along SH 30 and 25' building
setbacks along all public ROW.
2. There is a 100' ROW for the "new" Nunn-Jones Road and a 70' min. ROW for the "old"
Nunn-Jones Road.
3. Each lot owner will be responsible for providing detention as indicated in Note 12.
4. County setbacks and PUEs are shown on the Preliminary Plat.
5. Note No. 10 on the Preliminary Plat states, "Block 1, Lots 1 & 4 and Block 2, Lots 4& 9
are denied access to Nunn-Jones Road."

ADDITIONAL COMMENTS:
1. The bearing system has changed from an assumed bearings based on City of College
Station GIS maps to City of College station GPS monument 242. Note 1 has been
changed to, "Bearings shown hereon are based on a call of North 45°14'23" East along
the commencing call of a utility easement recorded in Volume 7876, Page 247 of the
Brazos County Deed Records."
2. Note 8 has been added to the Preliminary Plat which states, "All utilities to be placed
inside dedicated public utility easements."
3. Two (2) 25' x 25' sign easements have been added to the plat.
4. A 50' wide private access easement is now shown along the front of Block 1, Lot 6.
5. A 30' private access easement is shown along the back of Block 1, Lots 5, 6, 7 and 8.
6. Block 1 Lot 8 has been included in the Plat.

He heard that development across from his property would be industrial and that Nunn Jones Road will
be closed. He is not happy with this type of development and can't believe the City would allow this.
Why hasn't the City stepped in and annexed the area? I explained to him that the area did not meet
qualifications for "Exempt Area", but that we could take a look at it with the 3-year Annexation Plan. He
said that's not soon enough. So I explained that he could petition for annexation at any time. He also
would like it on record that he does not want the existing Nunn Jones Road closed to SH30.

County comments from meeting. FYI-Steve Duncan is planning on submitting tomorrow to stay on P&Z.
Old Nunn Jones will not be closed, but traffic will be significantly reduced. Driveway on Lot 8 has already
been permitted by TxDOT. Additional driveway to serve Lots 5,6 and 7 will include deceleration
lane. Single shared access for Lots 1 and 2 Block 1 and no access for Lot 3, Block 1 to Old Nunn Jones
Road.

Brazos County Comments: Blk 1 lot 3 will have no access to the original
section of Nunn Jones Road. Blk 1 lot 1 and 2 shall have a shared
access to the original section of Nunn Jones Road. The original Nunn
Jones Road will tie in to the new section of Nunn Jones at 90 degree to
prevent through traffic on the old section.

Carol-
This is one that has probably been overlooked & has just resurfaced. I recently received a call
from Jones & Carter Engineers concerning this Development & I feel they are wanting to get
an Access Permit approved on SH 30 - I hate developments that seem to drag on indefinitely.
Approximately 8 months ago you sent me a comment about a Lot 8, Block 1 being added after
a proposed joint access to Lots 6 & 7 with decel lane had been approved. You asked if the
access to Lot 8 should be removed & the joint access extended - which, of course, would
most likely be the correct decision.
One problem I had was, that I don't think I ever saw anything official come thru New
Developments in College Station on this Development which would have been the time to
address this issue. Of course, I may have missed it if it was in an Agenda or maybe this
change didn't require inclusion in New Developments Agenda
At any rate I am now contacting Jones & Carter to see if an Access Permit on SH 30 is
what they are desiring to submit. Just a "heads up" to let you know what might be coming
your way.

probably process the one for the relocated Nunn-Jones Road & discuss the one with the decel
lane. By the way do the Cities or the County see any risk in approving access drives for Plats
that are not Final

To date I have not seen anything cross my desk regarding the East Gate
Business Park. I am sure we have review authority but it being in the
ETJ it is limited.

The property is in College Station's ET] and they should have
authority
to review a subdivision plat of this property if one is submitted.
There
is an agreement that Bryan EfJ is north of FM 158 and CS has the south
side of FM 158. College Station probably has other review authorities
too, but I'm not that familiar with their UDO and other ETJ
properties.
Joe...fyi...we may have some interest in oversize participation on
sewer
extensions. Also, we would be interested in knowing / working with
developer on plat, access issues, etc.

RE: Water Service Analysis
East Gate Business Park
Dear Kent:
The current KYPipe model for Wickson Creek SUD was used to perform a water service analysis
for the East Gate Business Park. From information provided by Jones and Carter, Inc., there will
be 15 commercial lots. Water lines within this development must be able to meet the City of
College Station commercial development fire flow requirement of 2,500 gpm from the most
hydraulically remote pairings of two adjacent fire hydrants, in addition to a peak service demand
of 0.76 gpm/connection with a residual pressure of 20 psig.
The proposed business park is located along SH 30 in between Elmo Weedon Rd. and Hardy
Weedon Rd. Wickson Creek SUD is in the process of installing a 16" water line in this area from
Plant No. 3 to Elmo Weedon Rd. and installing a 250,000 gallon elevated tank in the King Oaks
development. The East Gate Business Park was evaluated with these two improvements. By
allowing both the Plant No. 3 and King Oaks elevated tanks to provide water supply under the
fire flow conditions, the City of College Station fire flow requirements can be met. Line sizes
within the development shall be a 12" main line to the first fire hydrant and 8" line sizes within
the cul de sacs, as shown in Figure 1. Table 1 provides a cost estimate for improvements
needed for the development.
