Al Is the line separating the two half lots legally nonconforming? Submit deeds
dating before June of 1970 that verify that the line dividing the lot into two was
present prior to the subdivision regulations.
V2. Revise the floodplain note to clarify that the property does not lie within the
100-year floodplain per the current FEMA map (Zone X is 500-year).
V13. Remove the City Planner Certification (only required on a minor plat).
4. The Electrical Department representative, Jennifer Reeves, does not believe
that the aerial electrical line shown on the "original plat" side is indeed an
electrical line. It is probably a cable or telephone line.
5. Add a public utility easement across the eastern Park Place frontage to cover
5' on each side of the waterline.
/There will be a parkland dedication fee of $457.00 for the additional lot being
. created (this could double if the information requested in comment no. 1 does
not verify that two lots existed prior to 1970.)

the comments and submit the following information by Monday, January 31, 10:00 a.m.
to be placed on the next available Planning and Zoning Commission meeting scheduled
for February 17, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Ten (10) copies of the revised final plat; and
The Mylar original of the revised final plat with the owner's signature.
