Nicholson, Trustee, to Southwest Savings Association, as described by deed recorded in Volume 1064, Page 766 of the Official Records of Brazos County, Texas, said tract being more particularly described as follows: BEGINNING at a 1/2-inch iron rod set marking the west corner of the called 2.49 acre tract and lying in the southeast right-of-way line of FM 2818 commonly know as the West Loop. A found standard Texas Department of Transportation concrete right-of-way monument bears S 56 ° 59'49" W - 457.74 feet; THENCE: N 56° 59'49" E - 42.46 feet with said right-of-way line to a concrete right-of- way monument found for angle point; THENCE: N 58° 40' 21" E - 345.85 feet with said right-of-way line to a 1/2-inch iron rod found for corner, and being also the west corner of Tract E, Southwood Valley, Section 30, as shown by plat recorded in Volume 508, Page 571 of the Deed Records of Brazos county, Texas. A found concrete right-of-way monument bears N 58° 40'21" E - 154.11 feet; THENCE: S 48° 55' 24" E - 160.86 (plat call S 48° 52'13" E - 160.90') feet with the common line between the called 2.49 acre tract and said Tract E, to a 3/8" iron rod found corner; THENCE: S 39° 27' 09" W - 237.15 feet (plat call S 39° 30' 44" W - 237.12') continuing with the said common line of this tract and the said Tract E to an iron rod found for corner; THENCE: S 48° 17' 47" E - 149.01 feet (plat call S 47° 41'12" E) continuing with said common line to a 3/8" iron rod found for corner; THENCE: S 14 ° 18' 12" W - 154.82 feet to a 1/2-inch iron rod set for corner; THENCE: N 48'l 1'34" W- 502.55 feet with the southwest tine of the called 2.49 acre tract to the PLACE OF BEGINNING, and containing 2.497 acres of land, more or less.
