Box 9606 College Station, TX 77842 RE: Property located at 5006 Trumpeter Swan Dear Mr. Adame: This letter is to inform you that the above referenced property has received an administrative adjustment of five feet to the 50-foot front setback and 50-foot rear setback required for residential structures built on properties zoned A- OR Rural Residential Subdivision as set forth in Section 5.2 Residential Dimensional Standards of the City of College Station Unified Development Ordinance. According to the Unified Development Ordinance Section 3.17, the Administrator has the authority to authorize adjustment of up to ten percent (10%) from any numerical zoning standard set forth in Articles 5, 6, or 7 of the Unified Development Ordinance. To approve the application for an administrative adjustment, the Administrator shall make an affirmative finding that specific criteria, as outlined in Section 3.17.E of the Unified Development Ordinance, have been met. The Administrator has found that: Granting the adjustment will ensure the same general level of land use compatibility as the otherwise applicable standards because a reduction in the front and rear setbacks would not alter the intensity of the land use; Granting the adjustment will not materially or adversely affect adjacent land uses or the physical character of uses in the immediate vicinity of the proposed development because a reduction of 5-feet to the front and 5- feet to the rear setback does not alter the character of the structure or its use; and Granting the adjustment will be generally consistent with the purposes and intent of this UDO owing to the scale of the reduction.
