SUBJECT: FINAL PLAT for SUN MEADOWS PHASE 2A
Item: Discussion and possible action on a Final Plat for Sun Meadows Phase
2A, consisting of 10, single-family lots on 2.16 acres (01-275 Final Plat)
Applicant: Ash and Browne Engineering, Inc. for Graham Road Limited
Staff Recommendations: Staff recommends approval.
Item Summary: This item is the remaining portion of Sun Meadows Phase 2.
During the platting process of Phase 2, the City asked the Developer to set this
area aside in order to look at it for possible acquisition into the Greenways
Program. Judy Downs, Greenways Program Coordinator, opted to not acquire
this property. The Developer is now going ahead with previous plans as shown
on the approved Preliminary Plat. The Subdivision includes 10 lots and a portion
of Orchid Street. The property is currently zoned R-1.
Comprehensive Plan Considerations:
Land Use Plan: The LUP shows this area as single-family residential.
Thoroughfare Plan: Schaffer Road is a Minor Collector.
Parkland Dedication: Parkland dedication is fee-in-lieu thereof.
Open Space Dedication: N/A
Special Area Plans: N/A
Budgetary & Financial Summary: None

Dear Mr. Thompson,
This letter is in response to the City of College Station's comments on the construction
documents submitted for Sun Meadows Subdivision, Phase 2a. The comments and
associated revisions are listed below.
Engineering Comments
See attached copy of Staff Review Comments No. 1, Sun Meadows Ph. 2a.
ACTIONS
There were no changes to lot 20 in Phase 2a on the corner of Wild Plum St. and
Orchid Street (West).

ACTIONS
The small strip of land at the north end of Marigold Street has been re-distributed
to Lot 13 of Block 5 and Wild Plum St. Right-of-Way in Phase 2. The Phase 2 Final
Plat has been revised to showthese changes and will be re-submitted with the Final
Plats of Phases 2a and 3.
3. No action required.

Staff reviewed the above-mentioned final plat as requested. The following page is a list of
staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, January 28, 10:00 a.m. to be
placed on the next available Planning and Zoning Commission meeting scheduled for
February, 7, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
I~ 4,570 in Parkland Dedication Fees due prior to filing of the Final Plat;
Ten (10) copies of the revised final plat;
One (1) Mylar original of the revised final plat with the appropriate signatures;
and,
One (1) copy of the digital file of the final plat on diskette or e-mail to

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer installs street lighting as per city specs and design.
3. Developer provides temporary blanket easement for construction
purposes.
4. Developer provides digital of plat and/or site plan for AutoCAD 14. Email
to rbolin ~ci.college-station.tx.us.
5. Developer provides easements for electric infrastructure as installed
(including street lighting).
6. Upon completion of project surveyed sealed meets and bounds
descriptive easements are necessary to release temporary blanket
easement.
