The project is not considered officially submitted at this time. The following comments are intended. to assist the applicant in compiling a complete submittal and are not intended to be a full review of the plat. 1. The following variances are needed for the proposed lots: Depth 23R-2 25R-2 Lot Area 23R-1 24R-1 25R-1 Lot Width 23R-1 24R-1 25R-1 These bulk requirements are zoning regulations and must receive variances from the Zoning Board of Adjustments before a plat could be considered. 2. This plat requires parkland dedication. The fee is $457 for single family or $345 per dwelling unit for a duplex. 3. The "Plot of Existing Planimetric Items" requires survey information that shows the locations and sizes of site improvements. 4. A north arrow is needed with the vicinity map. 5. Developer installs conduit as per city specs and design. 2. Developer provides temporary blanket easement for construction purposes. 3. Developer provides digital of plat and/or site plan for AutoCAD 14. Email to rbolin(a ci college-station.tx.us. 4. Developer provides easements for electric infrastructure as installed (including street lighting). 5. Upon completion of project surveyed sealed meets and bounds descriptive easements are necessary to release temporary blanket easement. 6. The 20' parking and access easement should also be a utility easement. The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Friday, January 11, 10:00 a.m. to be placed on the next available Zoning Board of Adjustment (ZBA) meeting scheduled for February 5, 2002, 6:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. ZBA application and required documents (see attached) The final plat may be resubmitted for a complete review by staff, after review by the ZBA.
