(1- 500266) Applicant: DANTE CARLOMAGNO Staff Recommendations: Staff recommends approval as this plat meets City requirements. Final approval for this plat will be contingent on any County comments made upon presentation to the Commissioners Court above and beyond City requirements. Item Summary: This item is a replat of Tract 11, Block 4 (16 acres) of Franklin Estates into two separate tracts, Tract 11A (11.5 acres) and 11 B (4.5 acres). Each tract has access to the local county Road, Dogwood Trail. Both lots meet minimum requirements for OSSFs and easements are provided on all property boundaries. There is floodplain on each lot from Brushy Creek, as noted on the plat. The County oversees construction and floodplain regulations in this area. The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, January 7, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, January 17, 2002, 7:00 p.m. Paid Tax Certificates (not copies of the tax statement); A copy of the deed restrictions for this property or a letter confirming that no deed restrictions exist; Ten (10) copies of the revised final plat; and, One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college-station.tx.us If deed restrictions limit this property to "residential only" then it will be necessary to advertise and notify this property for a public hearing. In that case, you will need to submit the above information by Friday, January 11, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for February 7, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
