Project: FRANKLIN ESTATES (FP)-FINAL PLAT (1-500266)
ENGINEERING
Do to the number and nature of the comments below, this application is being
considered a Stop Review. Please address the comments below and resubmit to this
office.
1. Please include certificate for signature of County Judge. There is no Planning
Administrator.
2. Please show all easements, existing and required, on the plat. See County
Subdivision Regulations for all required easements.
3. Please show ROW on Replat.
4. Please show the stream channel on the Replat. City Subdivision Regulations
requires a 20' Private Drainage Easement on drainage channels to be shown on
plat. Ten feet may be on one side of property line.
5. This property has FEMA floodplain on it. State platting regulations require the
surveyor to show and label the 100-year floodplain on all plats.
6. This property is in the City of College Station ETJ. The Engineer for the City will
need to sign it. I do not believe the Engineer for the City of Bryan needs to sign this
plat.
7. Please provide information on current deed restrictions. If any deed restriction limits
this property to "residential only", a Public Hearing must be held in order to replat.
This may require extra time for notification. Please return a letter stating whether
deed restrictions apply.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station,
must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that have not been pointed out to the City, will constitute a completely
new review.
