1. In the mail kiosk's current design, staff anticipates few locations where it could be
located. Please show the proposed location.
2. FYI: I have approved the site plan adjustments for the landscaping discrepancies.

PLANNING
1. Please include the street addresses for the development (101, 103, 105, 107, 109, and 111
Maple) on the site plan.
2. Since the structures are within 150 feet of the curb, a fire lane is not needed for this project.
3. One-third of all frontages are required to be landscaped. Please show that each lot will
meet this requirement so each will be in compliance if under different ownership.
4. Canopy trees have a separation requirement of 20 feet. Please adjust the locations of the
new plantings to meet this.
5. A three-foot high parking screen needs to be provided along Maple. Plantings, berms, or
structural elements may be used to accomplish this, but it will need to remain outside of the
20-foot visibility triangles at the end of the driveway.
6. Please include on General Note #15 that irrigation will be approved prior to C.O.

ENGINEERING
1. 1 will stamp the Drainage Report approved if you will change your proposed grading to direct
the majority of rainfall runoff to the curb cut.
2. Please apply for a Development Permit. Actually, the Drainage report is a requirement of
the DP.
3. Please be aware that your 6" sewer connections do not have to go into the manhole. They
may be considered as 6" taps onto the larger lines along Maple. If you wish the taps to be
into the manhole, please include details of the taps.
4. Will this project be needing an irrigation meter?

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and/or site plan.

8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced
Pressure Principle Back Flow Device and installed as per City Ordinance 2394.
2. All BackFlow devises must be installed and tested upon installation as per City Ordinance
2394.
