Project: WESTFIELD VILLAGE - REZONING (01-246)
PLANNING
1. Provide purpose statement for development.
2. Provide a listing of the uses proposed. (single family, patio homes, park areas, etc.)
3. Provide parkland calculations showing that additional land dedication is not required.
4. Please clearly indicate who is intended to be responsible for the parks and trail
areas.
5. Provide letter from Greenways Manager, Judy Downs, stating the status of the
project in regards to the Greenways Master Plan.
6. Provide listing of areas where deviations from the standard ordinance may be
requested. Ex. Setbacks, lot dimensions, street design etc. Please recall that under
the new ordinance, the determination of the actual deviations granted will be made
at the time of the preliminary plat by staff. If agreement cannot be reached by staff
and the developer then either party may request a decision by P&Z.
7. Please provide a listing of the advantages or benefits that the City will realize
through this development. I.e. increased open space, pedestrian connections etc.
Please refer to the PDD Policy Paper attached.
8. One of the areas of concern is the two street "nubs" off of the east-west collector.
9. Another area of concern is the area in the original Westfield development that
shows the 5 double access lots.
