1. Please calculate the required points and the points provided on the landscape
plan and provide a legend that includes that caliper or gallon size of the
plantings.
2. Please show all proposed plantings on the landscape plan.
3. The minimum distance between canopy trees is 20 feet.
4. You will be required to show the buffer on the site plan (10 feet wide. 1 tree for
every 25 linear feet (min. 2" caliper) and 1 shrub for every 3 linear feet). Please
also note on the site plan that in the event that the natural vegetation dies, the
buffer shown on the site plan must be installed.
5. Please note on the landscape plan that an irrigation plan must be approved by
our department prior to C.O.
6. You have not shown the parking islands that were on the original plan. Have
those been installed per the approved plans?

It needs to be perfectly clear that for this condominium project to proceed and to be
reviewed similar to an apartment complex, all the land including the land under the
units, will remain under common ownership. The land under each unit cannot be
sold unless the property is subdivided according to the City's Subdivision
Regulations.
Are you planning on phasing the project? If so, show proposed phasing lines so that
it can be determined that each phase meets development requirements.
Will the 5 foot sidewalks along the parking spaces meet ADA if there is a car parked
such that it uses the 2 foot overhang?
Are handicap parking spaces not required? Handicap ramps?
At the eastern edge of the 10' and 7' flumes, along the southern property line, there
is a concern that some may try to park here. Please consider placing bollards or
some other deterrent here.
It appears that the landscaping plan is approx. 8854 points short.
a. New plantings of 2.5 inch caliper canopy trees are only 150 pts, not 300 pts.
b. A 6-inch protected existing tree is worth 200 pts, not 300 pts.
c. The calculations on the plan do correctly show the additional number of
landscaping points required by streetscaping, but did not actually supply
plants meeting the requirement.
d. Deacon, which is a collector, only requires one street tree for every 32 linear
feet.
7. To correctly barricade existing trees they must be protected out to the dripline or out
one foot for every caliper inch of tree trunk, whichever is greater.

1. Please provide a blanket easement for this project. The blanket will allow the
infrastructure to be approved. However, easements will need to be provided for all
infrastructure at the time of CO and the blanket removed.
2. Please include flume details on plans. These appear in the Drainage Report but not
on the large set.
3. Please include expected irrigation meter locates and demands for sizing. Must be in
PUE.

6. It appears that the landscaping plan is approx. 8854 points short.
a. New plantings of 2.5 inch caliper canopy trees are only 150 pts, not 300
pts. It appears that to address this comment an over-correction was
made. The new canopy trees shown on the plan were increased to
3.5 inch caliper, which does qualify for 300 pts, but were calculated
at only 150 pts. The plan provided actually far exceeds the
requirements. It is your choice whether or not to adjust the plan
again before it is stamped.
