Project: EDELWEISS BUSINESS CTR LOT 2 BLK 1 - SITE PLAN (01-250)
STOPPED REVIEW: PROPERTY IS NOT YET PROPERLY ZONED, NOR IS
IT PLATTED. Rezoning and legal subdivision are required before site plan
review. Landscaping plans must also be submitted with the site plan. The
following comments do not constitute a full review.
PLANNING
FYI - This is a comment that we received from Catherine Hejl at TXDOT,
"TxDOT is currently working on a schematic to widen this portion of FM 2154.
Just for informational purposes, currently we show needing to purchase 41'
additional right of way width at this parcel. We are also proposing a depressed
grassed median with no crossover at this parcel." It looks like you may lose you
detention area.
1. The property to the south is actually zoned C-2.
2. The side setbacks are 7.5 feet.
3. Please be aware that your proposed driveway location may be affected by
the platting process. The location of the cross access easement shown
appears to comply with the cross access easement shown on the preliminary
plat for the area.
4. Slatted chain link fences do not fully screen storage areas, and please be
aware that screening will be required for the full height of materials stored,
with the possible exception of items stored such that they are not easily
visible from adjacent properties
5. How do you propose to provide for sanitation service?
6. The fire department connection needs to be in an easement.
7. The developing use is an industrial use and as such the buffer requirement
goes up to 25 feet. The ordinance also states that the buffer area must be
measured from the property line. It appears that you have the area already
reserved because of the utility easement. There is nothing in the ordinance
that addresses how to treat easements in the buffer. This easement is
already existing correct? Also, even though the amount of plantings in the
buffer does not increase, this does reduce the area of the site that requires
landscaping points.
8. Site lighting, if there will be any, will be required to be arranged so as to direct
or shield the light away from any adjoining residential premises.
9. The firelane should extend to the gate and far enough into the front parking
area to meet the hammerhead turnaround requirements, including curb radii.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City, will constitute a completely new review.

There will need to be a knox box with a key to the gate and the building,
according to the fire marshal. The gate will need to be wide enough, 20-foot
opening, to allow entry by fire trucks, to reach the far corner of the building.

ENGINEERING
1. Easements: 15' P.U.E. for new 6" waterline- label "Proposed"; 20' P.U.E.
along east side of east property line- Edelweiss Phase 7-A Final Plat shows
this to be 15'.
2. Show zoning for tract north of this site.
3. Infrastructure: Provide dimensions, grades and other appropriate details to
define infrastructure including a grading plan and plan profile of waterlines
culverts and storm sewers.
4. Add statement to note 6: There is no 100 year FEMA floodplain on this
property.
5. Sanitary sewer impact fees of $232.04 per living unit equivalent will be
assessed.
6. A drainage report needs to be submitted for review and approval.

2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and/or site plan.

Reduced Pressure Principle Back Flow Device and installed as per City
Ordinance 2394.
2. All BackFlow devises must be installed and tested upon installation as per
City Ordinance 2394.
