SUBJECT: ASSOCIATES PARK SUBDIVISION (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, December 17, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for January 3, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
The attached Easement Dedication Sheet completed with the required
items attached;
Ten (10) copies of the revised final plat;
One (1) Mylar original of the revised final plat with the appropriate
signatures;
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us

SUBJECT: FINAL PLAT for ASSOCIATES PARK SUBDIVISION (FP)
Item: Discussion and possible action on a FINAL PLAT for ASSOCIATES PARK
SUBDIVISION (FP), consisting of 2 lots on 4 acres along Associates Avenue. (1-
500252)
Applicant: Mr. Joe Courtney
Staff Recommendations: Staff recommends approval as submitted.
Item Summary: This item is a Final Plat for two newly created lots along Associates
Avenue behind the current location of Sam's Club. Both lots are zoned C-1. Access to
the property will be from Associates Drive. The current plan is to have driveways at the
extreme ends in conjunction with the access easements as shown on the plat.
The Developer will extend a waterline from SH 30 to the north property line along
Associates Drive and the sewer line will be extended to the south property line along
the back. This area was recently recovered from the 100-year floodplain by filling-in
with soil above the flood elevation.
Comprehensive Plan Considerations:
Land Use Plan: This area is depicted in the LUP as Regional Retail.
Thoroughfare Plan: Associates Drive is classified as a Residential Street.
Parkland Dedication: N/A
Open Space Dedication: N/A
Special Area Plans: This area is in the City's 30/60 SAP. The Plan proposes Regional
Retail for the platted area. Therefore the proposed use is in compliance with the Plan.
Budgetary & Financial Summary: N/A
