Project: BENTWOOD ESTATES (MPP)-MASTER PRELIMINARY PLAT (1-500237)
ENGINEERING
1.The closure of the metes and bounds description of the boundary of the 204.054
acre subdivision does not close within acceptable land survey standards. Please
address.
2. Plat scale is 1" = 200'; must be 1" = 100' or larger; multiple sheets maybe required.
3. Vicinity Map: Show City of College Station City Limits, i.e. southwest corner.
4. Title Block: Add OCTOBER 2001 at bottom.
5. Please label the primary control point on the plat, i.e. point of beginning.
6. Contiguous properties: Label as platted or unplatted; would like to see acreage and
deed reference.
7. Two foot contours are required.
8. Drainage structures: Please label with size; show proposed cross-sections of open
channels.
9. Block numbering needs to be reconsidered.
10. Need to extend waterline on McGregor Lane to serve Lots 61 & 62.
11. Check List- Item 14: Add bearings, distances, and curve data for centerline of all
streets.
12. Lots: Add acreage and bearings on lot lines.
13. Suggest add note- Public Utility Easement Requirements are as follows:
20' P.U.E. along Subdivision Boundarys
20' P.U.E. each side of all Right-of-Ways
20' P.U.E. centered along each lot line
14. Indicate Wellborn Road ROW and pavement width.

1. Street name changes coordinated with Patrick Corley, Ronnie Horcica and by
Melissa Rodgers.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

1. Please add note 11 to sheet MPP-1: All roadways are 70' ROW with 24' HMAC
surface and 2' shoulders per detail on sheet MPP-4.
2. Everything else looks fine.
