SUBJECT: BENTWOOD ESTATES (MPP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday, October 29,
10:00 a.m. to be placed on the next available Planning and Zoning Commission
meeting scheduled for November 8, 2001, 6:30 p.m. in the City Hall Council Chambers,
1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.

Re: Request for Transfer of Review of MPP for Bentwood Estates from
Planning and Zoning Commission Meeting of November 8, 2001 to
the Meeting of November 29, 2001
Project: Bentwood Estates (MPP) - Master Preliminary Plat (1-500237)
Dear Ms. George:
Please accept this letter as a request to transfer the Planning and Zoning Commission (PZC) review of the
previously submitted master preliminary plat for the proposed Bentwood Estates Subdivision from the
meeting scheduled for November 8, 2001 to the meeting scheduled for November 29, 2001.
The reason for the requested change in meeting dates is that we have completed most, but not all, of the
changes to the initially submitted master preliminary plat (MPP) drawings requested in the set of
comments outlined in the Staff Review Comments No. 1 document dated October 18, 2001. Essentially,
the only change left to complete involves the information requested in Engineering Comment 6:
"Contiguous properties: Label as platted or unplatted; would like to see acreage and deed reference."
The contiguous property along the northwestern border of the proposed subdivision that was labeled on
our original submittal as "Owner: Calvin E. Schehin Estate" has recently been sold. We are currently
trying to identify the volume and page number of the new owner's deed at the courthouse. We expect to
have the requested information by the end of this week and to submit the revised MPP plans at that time.
We understand that the absolute deadline for the re-submittal is November 12, 2001 in order to be able to
be scheduled for the PZC meeting of November 29, 2001.
We sincerely appreciate your assistance in facilitating this submittal. Please do not hesitate to call

Dear Ms. George,
We have just faxed the attached (signed) letter to you as your requested. The letter involves the P&Z
Commission review of the recently submitted master preliminary plat for the proposed Bentwood Estates
Subdivision (1-5002370) and our request for a transfer of the review to a later meeting.
In the attached letter we have requested that the review be pulled from the November 8, 2001 meeting
and have respectfully requested that the review be rescheduled for the November 29, 2001 meeting. As
stated in the attached letter, we have incorporated all of the staff review comments except for the one
requesting volume and page citations for the ownership deeds of the contiguous properties. Research to
identify the requested information is currently on-going at the courthouse and should be completed by the
end of this week.
Please do not hesitate to let me know is any further actions on our part are necessary.

Re: Re-submittal of Master Preliminary Plat (1-500237) for Bentwood Estates Subdivision
Incorporating Staff Review Comments No. 1 in Connection with
Planning and Zoning Commission Meeting of November 29, 2001
Dear Ms. George:
Transmitted via this letter are revised plans representing the Master Preliminary Plat Submittal for the
proposed Bentwood Estates Subdivision located within the Extra Territorial Jurisdiction (ETJ) of the City
of College Station, Texas. More specifically, the proposed subdivision is situated on an approximately
200 acre tract of land located on the east side of Wellborn Road, approximately 3 miles south of the town
of Wellborn, Texas.
The Master Preliminary Plat drawings have been revised to address the comments of the City of College
Station staff as outlined in your Memorandum to us dated October 18, 2001. The staff comments were
designated as "Staff Review Comments No. 1" and are summarized in Table 1 along with a description of
the changes in the drawings to incorporate the comments.
We are submitting these drawings in connection with the proposed Planning and Zoning Commission
(PZC) meeting scheduled for November 29, 2001.
Transmitted herewith is one (1) bond paper copy of the Master Preliminary Plat (MPP). Nine (9)
additional "blue line" copies of the MPP are being reproduced at the printers and will be delivered
tomorrow morning along with one (1) mylar copy of the MPP.
