SUBJECT: CS MEDICAL CTR - MOB II (CUP) - Site Plan
Staff reviewed the above-mentioned conditional use site plan as requested but had to
stop review due to an incomplete submittal. The following page is a preliminary list of
staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, October 31, 10:00 a.m., for
further staff review and to be considered for the next available Planning & Zoning
Commission meeting scheduled for Thursday, November 8, 2001, 7:00 p.m. at City Hall
Council Chambers, 1101 Texas Avenue:
Two (2) revised site and landscaping plans.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional

Per our Pre-Development meeting today, on the above referenced project, we will need the
following information in writing in order to make an informative decision on site planning and
detentioning in conjunction with the future Costal Drive,
❖ Accurate plan of road alignment and right-of=way to be acquired from the hospital;
❖ Anticipated timeline of when Costal Drive would be designed/constructed;
❖ What expenses, if any, would be the hospitals responsibility if R.O.W_ is not dedicated,
and if R.O.W. is dedicated what expenses would the hospital be exempt from;
❖ Compensation for compromised detention facility and possibility of east adjacent
parkland for use of joint detention facility.
Please understand that time is of the absolute essence. It is our full expectancy to submit
site/engineering documents for review and approval no later than October 15, 2001.

NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station is considering a CONDITIONAL
USE PERMIT and SITE PLAN request for the following property:
Applicant: MUNICIPAL DEVELOPMENT GROUP
Subject Property: 1604 ROCK PRAIRIE ROAD
(See attached location map.)
Proposed Use: FOR A MEDICAL OFFICE BUILDING (Phase II)
The Planning and Zoning Commission will hold a public hearing on Thursday,
NOVEMBER 29, 2001 at 7:00 p.m. to consider the request. The public hearing will be
held in the City Hall Council Room located at 1101 Texas Avenue South, College Station,
Texas.
All owners of the subject property and property owners within 200 feet of the subject
property have received notification of this request.

Subject: College Station Medical Center - Trip Generation
I ran some quick numbers to see what type of vehicular volumes we would see with the three existing
driveways after the new MOB addition at the College Station Medical Center. Here you go:
Medical Office Buildings (122,500 sf total) - 270 exiting trips in the peak hour
Hospital (112,562 sf) - 80 trips in the peak hour
Total - 350 exiting trips in the peak hour
That's about 115 exiting trips per driveway during the peak hour. This should not be a problem at all.
For comparison, the A&M Church of Christ is expected to have about 670 vehicles exiting two driveways
during the peak hour.

of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval
of the plans:
Easement dedication sheet with required attachments; and,
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (if you
would like to pick up and exchange out the necessary sheets, that will also
work).
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
