The following comments do not constitute a full site plan review. 1. Please show a development phase line. 2. Please delineate parking spaces as existing or as proposed. 3. Please delineate landscaping as existing or proposed. 4. The buffer ordinance will apply to this phase of construction. Please be aware that landscaping in the required buffer area cannot count toward your landscaping/streetscaping point calculation. Reviewed by: Jennifer Reeves Date: 10/17/01 ENGINEERING 1. Drainage: Please provide sufficient information to define existing and proposed conditions and submit a drainage report that proves compliance with the City's Drainage Ordinance and design standards. 2. Paving: Provide a detailed fully dimensioned grading plan( including topography- 2' contours ) and detail sheet clearly defining existing and proposed paving. 3. Provide details of any additions or deletions to water, sanitary sewer, storm sewer and surface drainage infrastructure. 4. Overall Site Plan: Note 1- FIRM Panel No. 48041 201 D; February 09, 2000. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. On the West Side of your property where the buffer ordinance is required, you are proposing a 2' high burm and 1 gallon shrubs. This is not acceptable. The ordinance clearly states 5-gallon shrubs. The total distance of the buffer area is 902.99'; this would require 301 5-gallon shrubs 3 feet high, one every 3 linear feet. This also requires a total of 36 canopy trees @ a 2" minimum caliper, one every 25 feet. You are only showing 32 canopy trees.
