The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, October 8, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for October 18, 2001, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; and, One (1) Mylar original of the revised final plat with the appropriate signatures. Email: sthompson@ci.college-station.tx.us SUBJECT: FINAL PLAT for ESTATES OF ROYDER RIDGE PH 2 (FP) Item: Discussion and possible action on a FINAL PLAT for ESTATES OF ROYDER RIDGE PHASE 2 (FP), consisting of 30 acreage lots in the City's ETJ. (1-500214) Applicant: Mr. Randy French for StyleCraft Builders Staff Recommendations: Staff recommends approval with Staff comment(s): Show the easement and building line on Lot 1, Block 2 as following the ROW. Item Summary: This subdivision is located at the corner of Green's Prairie Trail and Royder Road in the ETJ. The Royder Ridge Master Preliminary Plat was approved by the Commission 1/4/01. The Final Plat for Phase I was approved 4/5/01. All the lots are 1-acre or greater. This allows the use of On-Site-Sewage-Systems for individual lots. Wellborn Water will supply the water. Access to the east section will be by way of Flagstone Court off Greens Prairie Trail. The remainder of the subdivision will be accessed by way of Ledgestone Trail, which allows access to Green's Prairie Trail and Royder Road. Both Flagstone and Ledgestone will be constructed by the Developer. Please note the Staff comment. The wall copy of this plat shows the change to the easement and building line on Lot 1, Block 2 as it will appear on the copy to be signed by the Chairman. Comprehensive Plan Considerations: Land Use Plan: N/A Thoroughfare Plan: Green's Prairie Trail is a depicted as a Major Collector. There is sufficient ROW for this to be constructed as such in the future. On Lot 1, Block 2, please show the easement and building lines as following the ROW. You do not need to submit more copies if you will let me know what the result is, I will draw it on the copies provided and include a note in my Staff Report. 2. No other comments.
