HomeMy WebLinkAboutStaff CommentsSTAFF REVIEW COMMENTS NO. 1 Project: MAGNOLIA PLACE DORMITORY (SP)-SITE PLAN (01-215) PLANNING 1. Please remove the dimensional controls from the site plan. 2. Please distinguish between the proposed and existing utilities and easements. 3. The water meter is required to be covered by an easement. Please show how the project will meet this requirement. 4. Please show the boundaries of the 10'x20' utility easement near the northern driveway, the 30x30 easement by the southern entrance, and the 20' easements near the eastern and western property lines. 5. Please include the year of the FEMA map referenced. 6. Please identify the location of the electrical meter bank, and if it can be seen from the ROW, how it will be screened. 7. Please show how the trash compactor will to be screened from the ROW. 8. Please show that the proposed sidewalk will tie into the existing sidewalks at the property lines. 9. Please show wheelstops with the handicap parking. 10.On sheet 1, please state how many dwelling units will be constructed and the density of dwelling units per acre. 11. The fire lane needs to come up the front drive, go around both sides of the building, across the back of the building, and exit to Dominik. Please remove all of the fire lane markings within the front parking lots. 12. Please confirm that all fire lanes will be a minimum of 20 feet from front-of-curb to front-of-curb, or 21 feet back to back. 13. Fire department connections should be located in the islands behind and in front of the building. Please identify the FDC locations. 14. On Sheet 10, please describe the fire lane markings. 15. For streetscaping, please show the linear feet of University Oaks and Dominik (472.16 and 474.11, respectively minus driveway and sight triangles), that each street will require 19 trees, and that 5678 additional landscape points will be required (streetscaping requires that there be 300 additional landscaping points for every 50 linear feet of frontage). 16. FYI: For streetscaping, it is not necessary to place the trees 25 feet apart. This number is used to determined how many trees will be required. The trees may be grouped, but there is a general separation requirement of 30 feet for live oaks and 20 feet for all other canopy trees. 17.The streetscape plantings count towards points. Please include them in your calculations. 18.The bus stop on the landscaping plan is in the sight triangle. Please show its correct location on the landscaping plan. 19.On the landscape plan (sheet 2 of 2), please note that irrigation will be approved prior to C.O. Pipe sizes shown in pen, please change on plans. 3. On SWPPP notes, please include parking lot grate inlet protection. This will be required if soil from construction is a problem after lot is paved. 4. Sheet 7: please correct flow line elevations on the down stream inlet boxes. 5. Sheet 10: please add either a note or drawing on the fire hydrant showing a 24"x24"x4" concrete block on the valve box at the surface. This is for situations where the valve box is not located in a paved surface. 6. Please show water and sewer demand estimates on plans. According to the estimates received, a 2-inch meter would be recommended. You may amend your estimates, if need be. The plans show an 8-inch line for this purpose. According to the Fire Marshall, you may branch off the fire line for this purpose. This will eliminate the need for the extra tee in the main. Sheet 7 note water line. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devises must be installed and tested upon installation as per City Ordinance 2394. Under Landscape Requirements, there are 47 water oaks, but one of the numbers is only claiming 39. There are 47 shown in the site. 5. Under Streetscape Requirements, you are only claiming 320 wax ligustrums, but there are 486 along the streets. 6. Under Streetscape Requirements, please include a note that there are 19 trees required for Dominik and 19 for University Oaks. 7. A PIP will need to be turned in for the landscaping in the R.O.W.
