NOTICE OF PUBLIC HEARING:
The College Station Planning and Zoning Commission will hold a public hearing to
consider a REZONING for 3500 UNIVERSITY DRIVE EAST from M-1, Planned
Industrial, to C-B, Business Commercial, for a Conference Center/Hotel.
The hearing will be held in the Council Room of the College Station City Hall, 1101 Texas
Avenue at the 7:00 p.m. meeting of the Commission on Thursday, OCTOBER 18, 2001.
Any request for sign interpretive services for the hearing impaired must be made 48 hours

NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station is considering a REZONING request
for the following property:
Applicant: CITY OFCOLLEGE STATION AND TAC REALTY INC
Subject Property: 3500 UNIVERSITY DRIVE EAST
(See attached location map.)
Proposed Zoning: FOR A CONFERENCE CENTER/HOTEL
The Planning and Zoning Commission will hold a public hearing on Thursday,
OCTOBER 18, 2001 at 7:00 p.m. to consider the request. The City Council will also
hold a public hearing to consider the request and the Commission's recommendation on
Thursday, NOVEMBER 15, 2001 at 7:00 p.m. The public hearings will be held in the
City Hall Council Room located at 1101 Texas Avenue South, College Station, Texas.
All owners of the subject property and property owners within 200 feet of the subject
property have received notification of this request.

The corporate office that will be built is in excess of 250,000 s.f. and I cannot imagine that day care would
be over 5000 s.f. My concern lies with "25% of structure"... as far as I am aware, the day care will be
placed in a separate building on the same site.

i agree that only pnz needs to consider this unless we really want to amend the ord. for some reason.
ps in the udo, it will be the administrator that determines similar uses...

my take on this is that the 2 cases are different. Commercial amusements are specifically listed as
permitted in C-1. C-B specifically did not include them so it required an ord. amendment to add the
shooting range to C-B.

I would say that a performing arts center is not listed anywhere and therefore could be considered similar
to other uses and purposes in particular zones and thus added to the list of permitted uses.

We are moving forward at a pace quicker than the conference center. I hope to have a design contract
with the Wallace Group on the November 15 or December 6 City Council agenda. The design should take
approximately 5 months. We will then immediately go into bidding (apprx 2 months). My best guess is
they will begin construction in August. Contractually, I have 19 months from the date of real estate closing
(December 22, 2001), but no later than the day of opening of both facilities.

You said the Copperfield (Linda Lane) extension will be done by the city. Is there a timeline for this that
you know of? Are we trying to get it done with the conf cntr project or is it something we just have in the
works?
