The connection on the Thoroughfare Plan from St. Andrews Drive to Lakeway Drive is dedicated as a minor collector. Because it is a minor collector it needs at least a 60' R.O.W. 2. Please change the temporary roadway easements to be 100' square to meet the requirement of 100' diameter turn around for emergency vehicles. 3. All easements on the final plat need to be annotated with the volume and page numbers prior to the issuance a Development Permit. 4. Please remove the items appearing as bold lines on the vicinity map. 5. Please correct the Planning and Zoning certification to read 'Rick Floyd' instead of 'Karl Mooney'. 6. Please provide us with a digital AutoCad 14 version of the plat before we file the plat at the courthouse. Construction Plan comments: 7. Because the construction area is greater than 5 acres, a copy of your EPA Notice of Intent (NOI) must be submitted prior to the issuance a Development Permit. 8. It appears an additional fire hydrant is needed at the intersection of Plum Hollow Drive and Congressional Drive to service various lots between Plum Hollow Drive and St. Andrews Drive. 9. Please annotate the proposed fire hydrants on the Utility Layout sheet. 10. Please submit detailed cost estimates for all public infrastructure sealed by a Texas P.E. prior to the issuance a Development Permit. Reviewed by: Thomas V. Vennochi Jr. Date: 9/12/01 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 4. Block 36 Lots 11 & 12 7.5' each side of property line. b. Block 36 Lots 8 & 9 75 each side of property line. c. Block 36 Lots 6 & 7 7.5' each side of property line. d. Block 36 Lots 3 & 4 7.5' each side of property line. e. Block 36 Lots 1 & 2 7.5' each side of property line. f. Block 34 Lots 15 & 16 7.5' each side of property line. g. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. Final Plat: Separate instrument easements must be filed prior to or concurrently with the final plat. 2. Construction Documents: Sheet 26- Manhole at sta. 0+00 should be labeled "Drop Manhole"; Sheet 29- The City of College Station currently does not accept cement stabilized base. Please replace with Flexible base; City Specification No. 202. 3. Development Permit: The following need to be submitted for a full development permit to be issued; EPA Notice OF Intent(NOI), $300 infrastructure inspection fee, final sealed engineer's estimate.
