(1-500207) Applicant: THE WALLACE GROUP FOR PEBBLE CREEK DEVELOPMENT CO. Staff Recommendations: Staff recommends approval of the final plat with the condition that the off-site easements be filed prior to or concurrent with the final plat. Item Summary: The proposed Pebble Creek Phase 9-A Subdivision includes 46 R-1 single family (0.34 ac. avg.) lots and complies with the Land Use Plan, the Thoroughfare Plan, the Pebble Creek Master Plan and the Preliminary Plat which was approved by the Planning and Zoning Commission on September 20, 2001. This property was rezoned from A-0 to R-1 on September 13, 2001. Required parkland dedication for this development was addressed in previous submittals. Commission Action Options: The Commission has final authority over the final plat. The options regarding the final plat are: ■ Approval with conditions; ■ Approval as submitted; ■ Denial; ■ Defer action only at applicant's request, or, ■ Table only at applicant's request. Sewer: Existing infrastructure will be extended. Streets: Existing streets Sycamore Hills Drive, Pine Valley Drive, Plum Hollow Drive and St. Andrews Drive will be extended to serve this development A new section of Congressional Drive will be constructed from the southwest to the northeast across this development. Drainage: Will be required to comply with the Drainage Ordinance and Design Guidelines Flood Plain: There is no 100 year flood plain on this property. Impact Fees: None NOTIFICATION: Not Required
