A cursory review was conducted of the site plan. Staff did not see any major issues, however staff did have conoems about the parking being screened from the R.O.W. The sidewalk will have to be constructed in conjunction with the development of the new facility (to go across the street). If, for any reason, UCS does not construct a new facility on the 16.681 acre tract behind its current facility, the sidewalk should be constructed no later than December 31, 2002. Was a public hearing held regarding the development? 5. When were homeowners in the area informed of the development? 6. How were the homeowners informed of the development? 7. Was a meeting held and/or scheduled for discussion among property owners about the construction? 8. Was any consideration given to homeowners in the area regarding "good faith" agreements between them and the Pebble Creek builders? 9. Is the rush of activity to build designed to finish the job before homeowners have a chance to voice their concerns? 10. Why was one property owner informed that she had no say in the matter when, in fact, her property value is being diminished? The parking area and the rear driveway have been revised to be at least 25 feet from the adjacent residential property as required by the buffer ordinance. The protected area has also been revised. These changes will be reflected on all the drawings when we revise them in accordance with the City Staff s review comments.
