incomplete submittal.. The following page is a. preliminary list of staff review comments
detailing items that need to-be addressed. Please address the comments and submit the
following information. for further staff review.

$100 Development Permit application fee;
One (1) grading plan; and,
One (1) drainage report- (A drainage letter indioating whether the previously

This is a stop review dde to an ineompiete-submittat.
PLANNING
1. A cursory review was conducted of the site plan. Staff did not see any major issues,
however staff did have conoems about the parking being screened from the R.O.W.
This can be looked at in more detail with the submittal of the landscaping plan.

Staff reviewed the above-mentioned site plan as requested. The following page

If all items have not been addressed on the next submittal, another $100
processing fee will need to be submitted for the subsequent set of three (3)

UCS Sidewalks
Jessica,
The business center advisory board is ok with having UCS post a bond or guarantee to assure the City
that UCS will install a sidewalk per the current plans for UCS. The sidewalk will have to be constructed in
conjunction with the development of the new facility (to go across the street). If, for any reason, UCS does
not construct a new facility on the 16.681 acre tract behind its current facility, the sidewalk should be
constructed no later than December 31, 2002.

Subject: New Business Construction in Pebble Creek Area
Questions regarding the present construction in Pebble Creek adjacent to the
school and residential area:
1. When were decisions made regarding the new development?
2. What are the plans for the new development?
3. How extensive is this new development?
4. Was a public hearing held regarding the development?
5. When were homeowners in the area informed of the development?
6. How were the homeowners informed of the development?
7. Was a meeting held and/or scheduled for discussion among
property owners about the construction?
8. Was any consideration given to homeowners in the area
regarding "good faith" agreements between them and the
Pebble Creek builders?
9. Is the rush of activity to build designed to finish the job before
homeowners have a chance to voice their concerns?
10. Why was one property owner informed that she had no say in
the matter when, in fact, her property value is being diminished?
Your prompt reply to these questions (and probably more) is requested and
will be greatly appreciated. If you are the wrong person to answer these
questions, please forward this correspondence immediately to the proper

Dear Ms. Jimmerson:
Attached are three copies of the revised site plan for the SourceNet Solutions office
building project. The parking area and the rear driveway have been revised to be at least
25 feet from the adjacent residential property as required by the buffer ordinance. The
protected area has also been revised. These changes will be reflected on all the drawings
when we revise them in accordance with the City Staff s review comments.
