All proposals involving site development in the Overlay District shall require review by
the Project Review Committee (PRC).
Zoning District: C-B, Commercial Business and O-V, Overlay District
Location: 1300 University Dr. East
Applicant: Grant Barnby of Wakefield Signs
Item Summary: The site plan for TownPlace Suites by Marriott was approved by
the PRC in 1998. At that time, no attached signage was requested. The applicant
requested and received approval for attached signage in September of this year. At
that time the PRC stated that the sign cans should match either the brick or non-brick
fagade of the building, which would be a tan/grey or mottled red brick color. The
applicant is now requesting that the cans be allowed to match the green of the shutters
on the building.
Subsections D&E of Section 8.19 (Overlay District) of the Zoning Ordinance state:
D. BUILDING AESTHETICS: Building colors shall be harmonious with the existing
man-made or natural environment, and only compatible accent colors shall be used.
All colors shall be approved by the PRC. Elevation drawings and color samples
must be provided by the applicant.
E. SIGNS: Signs shall include no more than three colors and two lettering styles. At
least one of the colors must match the predominant colors of the building.
Freestanding signs shall be limited to the restrictions of Table I, but shall not exceed
the height of the building. No flags, pennants, banners, or other wind-driven devices
will be permitted except for a 30-day period during the opening of an establishment.
