SUBJECT: FRANKY'S (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review:
$100 processing fee for the next round of three (3) staff reviews; and,
OR
Two (2) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached.

If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional

Staff reviewed the above-mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:

Staff reviewed the above-mentioned site plan as requested. The following page

Staff Review Comments No. 2
1. Date of submittal is in title block.
2. Added zoning, lot number, owners name on abutting tracts.
3. Added floodplain/floodway map reference.
4. Corrected landscaping and parking calculations.
5. The screening shrubs used (dwarf wax myrtle's) are on the list of plants recommended
by The City of College Station and they do attain three foot in height. They are
currently used for screening of parking in several places in the City.
6. Added correct building setbacks.
7. We added wheel stops and please note that the red stamped concrete island will be at
the same elevation as the sidewalk if extra space is needed. The sidewalk on the west
side does not need to meet ADA guideline. The ADA parking takes you to the ramp
and then to the front door. Why would it need to be ADA compliant beyond that
point?
4. Scope of work affecting site is as follows:
Relocate canopy as shown. Remove concrete under canopy's new location to
allow for installation of new fuel lines. Cut and remove a three foot wide section
~t of concrete back to building to allow for new electrical lines from canopy back to
building. Cut and remove a three foot wide section of concrete from building to
new transformer location behind dumpster pad to allow for new electrical service
to building. Cut and remove existing sidewalks to allow for installation of new
walks. All paving removed will be replaced with new paving keeping the original
concrete elevations so the drainage will not be affected.
9. Marked meter locations.
10. Marked existing fire hydrant location.

11. Added radius at turning points on fire lanes to better accommadate firetruck turning.
