Your Master Plan shows the Thoroughfare connection from St. Andrews Drive to
Lakeway Drive. If you wish to make such a change to your Master Plan a new plan must
be submitted. Also, the Thoroughfare Plan would have to be amended through the City
Council.
I have included info from the updated Flood Insurance Study, but you should get more
complete info by getting the book from FEMA (address noted on 12age35).

It's my understanding that it will follow the normal parkland dedication process (Parks Board
recommendation & P&Z final action with the plat). It is not a required dedication; however, it is something
that will need be resolved with the preliminary plat. Before the P&Z can consider the plat, they will need a
recommendation from the Parks Board.
Davis is concerned about the timing of the Parks Board and possibly delaying his plat before P&Z. I told
Davis that if the HOA wanted to own and maintain a private park, they could reflect that on the plat and not
be required to obtain Parks Board approval. However, if they were proposing a public park, they would
need a Parks Board recommendation before P&Z. Let me know when you think it will go to Parks Board.

I am meeting with Davis Young on Weds morning to discuss a possible future park in Pebble Creek. It is
my understanding that this will not be a required dedication but a donation as a park. Please let me know
if that is not the case. If it is not required dedication we will work with Mr. Young and forward the donation
request with a recommendation to the Parks Board. If this is accepted can it be done with a plat? Will it
need council approval?

Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday, September 10,
10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for September 20, 2001, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
