Molly-
Today (8/29) 1 submitted an application for our sign permit. Hopefully, you
have all the details and dimensions that you need to review. I know that
you are busy, but I would like to meet as soon as possible so that we can
reach an agreement and move forward with opening a Shakey's in College
Station.
Shakey's, which is out of Missouri, has opened over 30 franchises in the
last four years. And, other than a store in Texarkana, this will be one of
the first stores in Texas. We have an outstanding product and are excited
to be in College Station.
If you have any questions, or need any other information please contact me
by phone or e-mail.
Thanks,
Eric W. Billings

PROJECT REVIEW COMMITTEE (PRC) MEETING
September 27, 2001
TO: Eric Billings
FROM: PRC Review Subcommittee:
Rick Floyd, P&Z Commissioner
Ron Kaiser, P&Z Commissioner
Phil Trapani, P&Z Commissioner
Staff Attending:
Tammy Macik, Secretary
Natalie Ruiz, Development Review Manager
Jessica Jimmerson, Staff Planner
SUBJECT: Shakey's - Discussion and consideration of the proposed changes
to the building including signage located at 701 University Drive
East (01-195)
The PRC held a meeting on Wednesday, September 19, 2001 to review the
above-mentioned project. Commissioner Floyd questioned if the music notes on
the side of building are considered signage. Ms. Jimmerson stated it wouldn't be
considered signage but the Board has discretion over the building aesthetics.
Mr. Billings stated all three signs, on the front and both sides, will be the same
type of signs as Dogs 'N Such, the previous occupant. The proposed sign is a
painted sign with Shakey's logo. The colors will be blue, yellow, and maroon.
Commissioner Floyd confirmed with Mr. Billings that the awning would be a solid
blue to match the blue in the frozen custard signage, that the frozen custard
lettering will be white, that there will be black backing on Shakey's with neon
yellow lighted lettering, and that the cup and cherries will be a maroon color.
Commissioner Kaiser mentioned his concern with the signage being busy
looking. Mr. Billings stated there would be 1 set of 3 notes instead of 3 sets of 3
notes. Mr. Billing also stated there would not be a sign on the back of the
building.
Commissioner Floyd asked staff if the attached menu board is considered a sign.
Ms. Jimmerson stated that staff is not generally concerned about pedestrian
oriented signs but are more interested in signs that can be seen from the right-
of-way. This item is at the Boards discretion as a building aesthetic issue.
Commissioner Floyd confirmed with Mr. Billings that the attached menu board is
proposed to be in the same color scheme.
Commissioner Kaiser asked about the VISA/MasterCard signs on the railings.
Mr. Billings stated they would not have the signs on railings while they set up.
But then Ms. Jimmerson stated that those signs should not be there since they
are oriented to the right-of-way and are considered freestanding signs.
Commissioner Floyd recommended that the awning and frozen custard sign be
maroon, which would tone down the mixture of colors. Commissioner Kaiser
was concerned with all the different types of signs and accents. Ms. Jimmerson
interjected and added that the applicant is proposing to paint the roof blue.
Commissioner Floyd made the motion with the following recommendations:
1) Remove the attached menu board out front to the inside of the
building.
2) The awnings are to be a solid maroon color to match the roof or the
maroon color they are trying to incorporate into their sign.
3) The backing of the frozen custard part of the sign will be maroon with
white lettering.
4) Shakey's signage will be lighted neon yellow and the cup and cherries
will be maroon.
5) Remove the notes on both sides.
6) The Shakey's sign should be yellow on black.
7) The roof is to stay the existing color.
Since the JukeBox freestanding sign (drive-up menu board) is not attached to
the building, the Board does not have the discretion to change anything on it.
Commissioner Trapani seconded. Commissioner Floyd added the signs should
not extend past the roofline. The motion passed 3-0.
Ms. Jimmerson asked the Board if they had a problem painting the building
white. Commissioner Floyd stated that white is coloring that the Board can't
argue with. Commissioner Trapani moved to approve painting the building solid
white with no stripes. Commissioner Floyd seconded. The motion passed 2-0.

Mr. Fred Bayliss:
Here is a list of improvements that Price Ransom and I have discussed about
doing to the building at the Chimney Hill location, formerly the "Dogs and
Such" building. We just need your approval.
Inside the building...
1. Fill in the hole where the vent-hood was removed from and cover with
new FRP Panel.
2. Clean stainless steel shelves and paint silver.
3. Paint inside of building white.
Outside the building...
1. Paint building white.
2. Paint roof, rails, post (2), awnings, back door, breaker box, AC unit
and curb around building blue.
3. Paint approximately 8" on bottom of building pink.
4. Repair wooden facing on awning and straighten out dents in the
gutter.
5. And, a few other minor details, such as replacing lighting fixture (1)
under awning above southside window.
Thank you,
Eric W. Billings
