Please update the site plan to reflect all changes that have been initiated by the developer and that have occurred as part of infrastructure improvements. Please be sure to bubble all changes to the site plan. 2. Existing conditions on Church Street have changed since the last site plan submittal. The developer is required to tie in a curb to the existing section. 3. Spaces against a wall in the parking garage need room for safe backing maneuvers. Please provide them with a 3-ft. turnaround. 4. Live oaks are required by ordinance to be at least 30 feet behind a curb. Please make this adjustment for the two live oaks at the Church Street curb cut. 5. Transformers need to be screened from the ROW. Street trees can not be planted under overhead electric. If the overhead electric on Nagle is not taken underground, the sidewalk should meander and the trees placed on either side of the sidewalk where they will not interfere with the utilities. To plant trees in the ROW, the developer will need to submit a Private Improvement in the Public ROW (PIP) application. Reviewed by: Molly Hitchcock Date: August 27, 2001 ENGINEERING 1. It is standard practice by the City to require construction documents involving City infrastructure to include all pertinent City Standard Details. However, in lieu of this requirement, the Engineer may include a statement in the drawing notes that the Contractor shall obtain a copy of the City Standard Details and construct items accordingly. Items to be constructed according to City standards include public waterlines, fire hydrants, RPZ and vault on fire line, manholes on public sewer, connections to public water, meters, etc. 2. Sheet C-11: The City Engineer has determined that open-cut of Church Street is not permissible. Please design such that boring the street will accommodate your needs. 3. Sheet C-11: On building sewers of 8", Line S-2, all changes in direction must utilize a manhole. Please ensure TNRCC separation requirements between sewers and public water lines. Where conflict may occur on public lines, please profile line to show compliance with regulations, as required. 4. Sheet C-11, C-12: Please note stationing and fittings of all branches on public lines on plan and profile views. Public lines must be in an easement. What is your plan for implementing easements?
