111GIIEST AND BEST USE
Hi hest and Best Use as though vacant
The subject site is currently zoned C-1, which is a commercial zoning which allows
for a variety of commercial office and retail uses.
The subject is 91,040 SF in size and is located just south of Southwest Parkway and
east of Texas Avenue. Access to the subject is via a shared access easement to Southwest
Parkway.
The size of the subject makes it developable for a number of property uses, including
small office or retail/service type use.
While it would appear, based on the development currently ongoing in the area, that
- a retail/service or office use would appear financially feasible. Of the current allowed uses,
there is no other use which appears more feasible for development. Thus the financially
feasible and legally permissible use, which would also be maximally profitable, would be to
utilize the site for the development of retail-service or office use which would best benefit
from the location and could be accommodated within the physical limits of the site-
