ENGINEERING
1. This is a Stop Review. In order for the subject property to obtain a final plat, the
property must be have an approved preliminary plat. The Approved Preliminary Plat
for this property has expired. The Subdivision Regulations allow for a Preliminary
Plat to be effective for 1 -year.
6 -13.3.6 Approval or conditional approval of a master development plan or master
preliminary plat shall be effective for one (1) year from the date of such notice, unless
reviewed by the Commission in light of new or significant information which would
necessitate a revision, in which case the Commission shall so inform the subdivider in
writing.
6 -13.3.7 If a final plat is not submitted within one (1) year of the effective date of
approval, the Commission may, upon written application of the subdivider, extend the
approval for an additional six (6) months.
The City allows the Preliminary Plat approval to be extended for 1 -year after a Final
Plat has been approved from the Preliminary.
These comments are provided for the convenience of the Applicant.
2. The City will be requiring the Developer to extend sewer service to the adjacent
property, west.
3. Please modify the utilities on the plat to reflect the changes.
4. If properties abutting the park will be inundated by the 100 -year flood, please reflect
this on the plat. A minimum first floor elevation may be required on the Final Plat.
5. Since Alexandria is not going through the Crowley Property the end of the
thoroughfare must be modified.
6. The City planner will be looking at traffic circulation in the area.

ELECTRICAL
1. Developer installs conduit as per city specs.
2. Developer installs street lighting as per city specs.
3. Developer provides necessary easements for electric lines as installed.
4. Developer provides street light PUE as per design.
5. Developer provides rigid conduit for riser poles. Installs first ten feet. City installs last
20 feet.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devises must be installed and tested upon installation as per City
Ordinance 2394.
